Ardmac had partnered with Next for over five years, successfully delivering retail refurbishment and fit- out projects across Ireland and the UK. These projects typically involved the complete remodelling, extension, and refurbishment of existing stores in line with Next’s corporate design standards and operational requirements. The Swords project represented another key development within this ongoing relationship, showcasing Ardmac’s ability to deliver high-quality retail environments within challenging live operational settings. The project involved the full remodelling, refurbishment, and fit-out of the existing Next store in Swords, Dublin. Works included extensive strip-out and demolition activities, followed by the installation of new architectural finishes and significant upgrades to the existing mechanical and electrical services. A major component of the development was the construction of a new mezzanine floor, alongside the installation of a new escalator and passenger lift, transforming the store layout and significantly enhancing customer circulation and retail capacity.

Delivering the project within an active shopping centre environment presented several logistical and operational challenges, particularly due to the project timeline coinciding with the busy pre-Christmas retail period. Ardmac implemented a detailed construction and logistics management plan to ensure that all works were carried out safely and with minimal disruption to shoppers, neighbouring tenants, and shopping centre operations. Health and safety management remained a key priority throughout the project. Strict procedures were introduced to manage construction traffic, deliveries, waste removal, and workforce movement in close proximity to members of the public. Ardmac worked closely with the client, shopping centre management, and adjacent tenants to coordinate all site activities and maintain clear communication throughout the programme. Originally programmed for completion within 12 weeks, the project was successfully delivered in just 9 weeks. Early completion enabled the client to fully capitalise on the important Christmas trading period, greatly enhancing the commercial success of the development and reinforcing Ardmac’s reputation for delivering fast- track retail projects to the highest standards.
