MSD appointed Ardmac on a design-and-build basis to deliver a major refurbishment and modular extension at its Swords facility as part of a wider campus redevelopment programme. The QA/QC laboratory project comprised the construction of a new laboratory extension incorporating chemistry and microbiology laboratories, administration and write-up offices, support spaces, circulation areas, and associated plant rooms, all within a live operational pharmaceutical environment. Ardmac assumed responsibility for the architectural, structural, and MEP design, managing all stages from concept through to IFC documentation. A fully coordinated BIM model was utilised to streamline design integration, coordinate modular components, and ensure seamless connection with the existing facility and campus-wide systems. Due to the fast-track nature of the project and the operational constraints of the busy pharmaceutical campus, a modular construction strategy was adopted. Up to 98% of the laboratory modules were manufactured off-site in controlled conditions, significantly reducing on-site construction hours, improving programme certainty, and enhancing quality control.
The modules were designed for plug-and-play integration and underwent Factory Acceptance Testing and client-witnessed commissioning prior to installation. The project involved the installation and integration of complex mechanical and electrical systems, including specialist laboratory HVAC and ventilation systems designed to regulate air changes, pressure differentials, temperature, humidity, and contamination control in accordance with regulated laboratory standards. The extension also required critical tie-ins to multiple existing building and campus systems, demanding careful planning and coordination to maintain uninterrupted operations throughout the facility. Health, Quality management were central to project delivery, with strict permit-to-work systems, phased Safety, Environment, and sequencing, controlled access routes, and detailed stakeholder coordination implemented throughout.
