Ardmac was appointed as Main Contractor to deliver the refurbishment and retrofit of Beaux Lane House, a seven-storey, 50,000 sq. ft commercial office building on Mercer Street Lower in Dublin city centre. Delivered on behalf of Realis IS Investment GmbH, the project formed part of a wider asset enhancement strategy to transform the building into a Grade A office development. The scope included extensive internal strip-out and reconfiguration, CAT A and CAT B fit-out works, fire-integrity remediation, and major mechanical and electrical upgrades, all delivered in compliance with the Building Control (Amendment) Regulations 2014. A key challenge was delivering the refurbishment within a live, fully occupied building in a constrained city centre environment. Ardmac implemented a phased delivery strategy with segregated access routes, controlled work zones, and coordination with tenants and building management to maintain safe operations. Noise, dust, vibration, and environmental impacts were managed through monitoring, acoustic controls, protective hoarding, and waste management procedures. Temporary works included engineered structural supports, façade protection systems, and fire-compartmentation measures to maintain occupant safety and building stability during construction.

The refurbishment involved the integration of upgraded HVAC systems, high-efficiency air handling units, intelligent lighting controls, demand-controlled ventilation, and life safety systems within the existing structure. Digital coordination tools ensured seamless integration with retained building fabric. Sustainability was central to the project, with photovoltaic panels, air-source heat pumps, upgraded insulation, and high-performance building systems improving energy efficiency and environmental performance, resulting in an A-rated BER. ‘This project demonstrates how considered interventions, collaborative delivery, and a focus on long-term performance can successfully transform existing commercial assets into market-leading office environments.
