Data centers are becoming a bigger part of the conversation around growth and development, especially in states like Arizona. They may not be the first thing most people think about when buying a home, but as more of these facilities are built, buyers and homeowners are starting to ask what they could mean for nearby neighborhoods. The good news is that the research so far doesn’t show a clear pattern of data centers hurting home values simply because they’re nearby. HousingWire reported that home prices in ZIP codes with large data centers generally performed similarly to comparable areas without them. That suggests the presence of a data center alone isn’t enough to predict whether property values will rise or fall. That said, the details still matter. A home located very close to a large facility, electrical substation, transmission lines, or increased commercial traffic may be viewed differently than one several miles away. Noise, construction activity, and changes to the surrounding landscape can all influence how buyers feel about a particular property.
Data centers may generate property tax revenue, create jobs, and lead to improvements in roads, power systems, and fiber infrastructure. At the same time, they use a large
amount of electricity, and some cooling systems also require significant water. Those demands can raise questions about long-term infrastructure and utility costs. For buyers, the bigger takeaway is to look beyond the homes and amenities you see today. Large vacant parcels and future zoning plans can matter just as much as current development. For homeowners, a proposed data center nearby isn’t automatically bad news.
