WWW.OURNAPLESFLORIDA.COM // 239-444-8298

Here at Kimberly-Vincent Luxury Real Estate, we pride ourselves on the personal touch we bring to all of our showings. It’s a philosophy that extends to the very name of our company, which we named after ourselves, two real people, to show our clients that we’re involved with every aspect of the business. You can often find Vincent crafting top-notch marketing plans using his eye for photography and Kimberly organizing one-of-a-kind tours of waterfront properties from her boat. Ultimately, we love to utilize all our varied talents in service of those we work with. One of our favorite things to do is take our clients to visit the beautiful houses and condos in our own Naples neighborhoods — Aqualine Shores for Vincent and Royal Harbor for Kimberly — to show off the charming coastal lifestyle Florida has to offer and demonstrate why we love living and working in the Sunshine State. Between the two of us, we have years of experience and a multitude of skills to put to work for you. While we came to real estate from different backgrounds and by different means, both of us have been purely entrepreneurial from WHY WE STARTED KIMBERLY-VINCENT LUXURY REAL ESTATE A Tale of 2 Entrepreneurs

the beginning. For Vincent’s part, he has always loved real estate. As a kid, he would tag along with his father, who earned money remodeling houses and basements. He loved watching the process unfold and was fascinated by every aspect, from conception to construction. Almost everything Vincent does is self-taught, and he feels that entrepreneurship is in his blood. After spending 20 years working for Wall Street firms and teaching seminars on the virtues of Florida residency, going into high-end local real estate just made sense for him. “While we came to real estate from different backgrounds and by different means, both of us have been purely entrepreneurial from the beginning.” Kimberly’s path to the business was different. As a kid, Kimberly used to play "real estate" by dressing up in her mom's high heels, walking around with a notepad, and taking pictures with her dad's video camera. She earned her bachelor's degree in social work, and that experience has helped her manage both buyers and sellers. From there, she started a career in the retail industry, helping department stores in London open real estate and even owning several mall kiosks all over the U.S. She began working in Florida real estate five years ago when she took a job with an international real estate firm, bringing her go-get-’em spirit and

entrepreneurial thinking to a different kind of business. Later on, she moved to a position at Compass, which is the company that Kimberly-Vincent is still associated with today. We both love working with affluent clients in search of their second or third homes, but Kimberly-Vincent has never been driven by turning a profit. Rather, we’re passionate about making our clients’ dreams into realities, and we look forward to tough negotiations. We pride negotiate high prices for sellers and low ones for buyers. It’s satisfying to take the burden of stress from our clients and make their homebuying or homeselling experience as easy as possible, whether that’s through our concierge program, in which we pay up front and handle everything necessary to list your home, including remodeling, painting, landscaping, staging, and more, or by finding the perfect listing on the water. If you’re considering taking up residency in Florida, don’t hesitate to give Kimberly-Vincent a call. ourselves on being able to turn around a deal gone wrong and

AMERICA’S WEIRDEST AIRBNBS This Ain’t Motel 6!

When Airbnb was founded a little over a decade ago, the developers hoped to provide an alternative to traditional travel accommodations. Today, with annual revenue in the billions, the service is an industry unto itself. While most people use Airbnb to “live like a local” while traveling, you can find some truly wacky lodging options if you spend some time searching the platform. Here are just a few of the many contenders for the title of “Weirdest Airbnb in the U.S.” For ease of searching, the listings here have the same titles as they do on Airbnb.

space surrounded by pristine nature and not far from the historic Taos Pueblo.

MANCAVE APARTMENT/AIRPLANE HANGAR Geneva, Florida

Airbnb super hosts Dan and Deborah have no shortage of quirky properties for rent — including yurts and treehouses — but their apartment fashioned out of an airplane hangar surely takes the cake. You’d be forgiven for thinking it was a theme restaurant featuring eclectic aviation. Memorabilia lines the walls with a bar front and center, and the bed is in a loft high above the ground.

BRAND NEW STUDIO EARTHSHIP Taos, New Mexico

DOG BARK PARK INN B&B Cottonwood, Idaho

Earthships, houses run by clean energy and featuring reused materials, are a fixture of the Taos area. This one, which looks almost like a crashing wave with a living space in its undertow, combines the rustic charm of truly getting away from it all with modern amenities like Wi-Fi and in- home laundry. It’s a truly unique living

As you approach the Dog Bark Park Inn, you won’t have to guess if you’re in the right place. After all, how many buildings are shaped like beagles? When describing the space on Airbnb, the hosts make no bones about who this rental is aimed for. “Stay in a giant dog!” they say. In addition to being inside a massive wooden dog, you’ll find canine-themed games, books, and more. Talk about ruffing it.

THE PERKS OF FLORIDA RESIDENCY Why It’s Smart to Call the Sunshine State Home

You probably already know that Florida has beautiful weather, an abundance of attractions, and stunning oceanfront property, but have you heard about all of the financial benefits of calling the Sunshine State home? They’re legion, and Kimberly-Vincent Luxury Real Estate can help you take full advantage of each one. Buying a home in Florida has a range of perks that often aren’t well- publicized. For example, Florida residents don’t have to pay individual income taxes or estate taxes, and they can claim up to a $50,000 homestead exemption on their primary residence, even without living there year-round. Plenty of our clients travel back and forth between their homes annually, enjoying the warm Florida winters before jetting back to the northern or western U.S. to spend summers in cooler locations.

• 2 medium ears of corn, shucked • 1 jalapeño or Fresno chile, seeded and thinly sliced • 1/2 red onion, diced • 1 large tomato, cored, seeded, and finely chopped Roasted Corn Salsa INGREDIENTS Florida also offers residents excellent asset protection benefits, including homestead creditor protection and protection of the cash value of life insurance, IRAs and annuities, assets held by well-structured business entities, and more. The cost of living is relatively low too, and all of those perks combine to make Naples one of the most popular cities in America for second-home ownership, as our clients can confirm.

If you’d like to hear more about why Florida residency is right for you or want help finding your dream home in Naples, don’t hesitate to reach out to Kimberly-Vincent. We’d be happy to make your vision a reality.

Staying ‘Cool’ With Your Canine ENJOY THE WEATHER WHILE KEEPING YOUR PUP COMFORTABLE

With all this late-summer sunshine, it’s the perfect time to take your dog out for some fun. And while spending time basking in nature’s beauty can be a great source of fun and exercise for you and your pets, it’s important to keep a careful watch on your dog’s core temperature to prevent heat exhaustion. There are several detectable signs of heat exhaustion that you can watch for, including abnormal lethargy, vomiting, or a brightly colored blue or red tongue. Here are some tips to keep your canine cool this summer. WATER IN ALL ITS FORMS While certain dog breeds thrive in hotter climates, all pups need a little extra care when it comes to staying hydrated during the summer. For starters, always make sure they have ready access to drinkable water. If you are going on an adventure, consider bringing a collapsible water bowl. If you are doing some backyard chilling, consider filling up a small wading pool with water for your pooch to splash or lounge in. SOME INVALUABLE INVENTIONS There are many contraptions to help you keep your canine cool in the summer heat. Booties to insulate their

toes and protect their paw pads from the hot asphalt, cooling vests that reflect sunlight off darker fur, and pressure-activated cooling pads are just a few of the gizmos you can purchase to stave off those scorching temps. The Dog People, a website powered by Rover. com, also recommends making frozen “pupsicles,” a yogurt-based frozen treat that can satisfy doggy cravings while keeping them cool. TIME IS OF THE ESSENCE While fun water toys and helpful cooling inventions are great, the best thing you can do to keep your dog cool is be careful about when you decide to go outside. Taking your pup out in the early morning or later in the evening, when the sun isn’t at its highest point in the sky, will help keep them cooler in the long run. Additionally, keep in mind that some breeds deal with the heat better than others. If you’re unsure, do a little research to determine your dog’s susceptibility to heat exhaustion. Just because the heat is sizzling doesn’t mean your dog should be! Keep these tips in mind before taking your canine out in the summer sun. They will thank you for it!
