ADAPTIVE REUSE

General The structural system in the CHCI does not lend itself to reuse for larger spaces such as classrooms and other similar functions. The interior spaces that are of size were used for chimp habitat and have concrete and steel construction making them difficult to modify or reconfigure. It make most effective use of the existing 9,000-sf of the building, the general configuration should be maintaining i.e. locate offices where offices currently are. Configuration As the attached concept diagram indicates, it would be possible to address most of the non-classroom needs identified in the 2009 Prospectus in the existing 9,000-sf of the CHCI. In this concept, the reception and lobby would be common to both the Army and Air Force programs with each program having their administrative offices gathered in contagious space on either side of the lobby. The larger, central spaces that currently serve as the classroom and indoor activity spaces can be reconfigured to serve as smaller lab/classrooms that can accommodate smaller groups of students. The existing service functions along the north corridor will largely remain. The structure of the exterior activity area and its containment with concrete retaining walls and earthen berms make its conversion to classroom use problematic due to access, service, and poor access to daylight. One element in the prospectus but not calculated in the total program is the desire to have a covered drill floor for student use during bad weather. With minimal structural reinforcing, it would be possible to provide a light roof structure over this area. By removing the terraces retaining walls, the full 4,100-sf could be converted into a flat floor drill hall. It is envisioned that this area would be semi- conditioned with indirect radiant heat and de-stratification air fans to temper the space in the winter and to assure natural ventilation in the summer. Use as a drill hall will increase the occupant load of the space triggering the code requiring additional new toilets. Both toilets with lockers and showers could be provided. To address the need for dedicated classrooms and labs for both programs, a two-story addition of 10,000-12,000-gsf is proposed immediately north of the existing building. This addition would be directly connected to the existing building. Cost The cost for the renovation portion of the CHCI is estimated to have a total project cost of $1.9M and the addition is estimated to have a total project cost of $5M
