STAYING THE COURSE TOWARD WEALTH IN AN EVER-CHANGING MARKET

know that fear is quite pos- sibly the worst motivator for any action. In today’s investing environment we should not let fear be a leading factor in our decision making. We also know that for each catastrophic economic event savvy real estate investors amass the largest amount of wealth. In the current economic status, it is very easy to succumb to fear. The unknown is all around us and oftentimes it seems that there will be no reprieve. However, there is really only one remedy for fear, and that is knowledge. No matter what investing strat- egy you deploy and what sophisti- cated economist you follow, there is no one who can truthfully tell you for certain where the greatest opportunities will come within real estate. Will it be commercial or the ever-booming single-family sector? No one knows. So, what should you do when We
you want to be bold and cou- rageous and find your path to wealth and freedom in an ev- er-changing market? Here are three steps I would encourage: NO. 1 Continue to learn. Who knows where the next opportunity will come from and if there is a cer- tain sector of the REI marketplace that you do not understand then find a path to learn it. Maybe it is mobile homes, hospitality, or self-storage. Choose some extra paths to learn just in case true opportunity lies within that vertical. NO. 2 Keep some powder dry. You never know what opportunity will be there so don’t take the first deal you see. Wait for the big opportunity. I believe it will come if your eyes are open.
NO. 3 Leverage is a good thing. If you are currently under-leveraged in your deals, the capital is likely the cheapest you have ever seen it for investors. Reach out to lenders in the REI space and see if there is available capital to leverage your deals a little deeper so that you are keeping more of your personal capital. Opportunity comes to those who are diligent and aware of their sur- roundings. Stay vigilant, stay close to savvy investors, and watch keenly for the big opportunity. •
