The late Michael O’Neill was a very successful businessman and farmer and at the early age of 16, he started a livestock business near the Neoga and Philo, IL areas. Mr. O’Neill would frequently travel to Ireland and was very proud of his Irish heritage. He was very generous and the proceeds from this auction will go to the Irish American Partnership, helping the youth with education and community programs in Ireland. METHOD All tracts will sell on a price per acre basis. Tracts 1 - 4 & Tracts 6 - 8 will be sold based on the taxable acres. Tract 5 will be sold based on the deeded acres. (Tracts 1 - 8 will not be surveyed.) Tracts 9 - 17 are currently being surveyed (the tract acres are estimated in this brochure). The fi nal sur- veyed acres will be used to constitute the settle- ment price. Tracts 1 - 5 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bid- der can elect (in any order) any or all of the fi rst fi ve tracts. Buyer’s Choice will continue until all fi ve tracts have been selected. Tracts 6 & 7 will each sell individually, and not of- fered in any combination. Tracts 8 - 17 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bid- der can elect (in any order) any or all of Tracts 8 - 17. Buyer’s Choice will continue until all tracts have been selected. Please note: The tracts will NOT be offered in their entirety at the conclusion of the auction. TERMS Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the pur- chase price as a non-refundable down payment, which will be held in escrow until closing. The bal- ance of the purchase price will be due on or be- fore, Tuesday, April 6, 2021. Bidding is NOT subject to fi nancing or any other contingencies. Possession will be given at the time of closing. All tracts sell with full farming rights for the fast ap- proaching 2021 planting season. Title insurance in the full amount of the purchase price will be pro- vided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the seller, with the 2021 and all subsequent real estate taxes to be paid by the new buyers. All announcements made sale day take prece- dence over prior advertising, either written or oral.
