A message from Sean Doyle, Director

One of the great privileges of working in property is introducing people to neighbourhoods that they may never previously have considered. Time and time again, we see buyers and tenants arrive in New Cross simply looking for a convenient place to live, only to discover a vibrant community that quickly feels like home. New Cross has changed enormously over the last decade. While it has always benefited from outstanding transport links into Central London, today it is also recognised for its thriving independent businesses, exciting food scene, creative energy and strong sense of community. The influence of Goldsmiths, University of London has helped shape an area that is diverse, welcoming and constantly evolving, attracting everyone from first-time buyers and young professionals to growing families and long-term Londoners. For those relocating from elsewhere in the capital, one of the biggest surprises is just how much New Cross offers on your doorstep. Independent coffee shops sit alongside award-winning restaurants, attractive Victorian streets lead to beautiful parks, and cultural venues are never more than a short walk away. Neighbouring Greenwich, Deptford, Brockley and Peckham provide even more opportunities to explore, making this one of South East London’s most exciting places to live. Our team at Winkworth New Cross has many years’ experience helping clients buy, sell, let and invest throughout the area. Because we work locally every day, we understand not only the property market but also the lifestyle that makes New Cross such a special place to call home. We’ve created this guide to introduce you to some of our favourite places, whether you’re searching for an excellent school, somewhere to enjoy Sunday brunch, a peaceful green space or simply inspiration for your next weekend. We hope it helps you discover everything that makes New Cross such an exceptional place to live.

Six Steps To Selecting A School For Your Child TIPS FOR PARENTS
1 Many schools prioritise pupils living nearby, so it is wise to check which schools your potential address falls under. Local authority websites usually provide maps and admissions criteria, while estate agents can also give guidance. 2 Next, review Ofsted inspection reports, which provide a detailed assessment of a school’s teaching quality, leadership, and pupil outcomes. These are available online and give a useful snapshot, though they should be considered alongside other factors rather than in isolation. 3 Visiting schools in person is invaluable. Open days allow you to meet teachers, observe classrooms, and speak with current pupils.
4 Practical considerations are also important. Look at the school’s location, travel time, and after-school provision. For working parents, wraparound care and extracurricular activities can make a significant difference to daily routines. 5 It’s worth asking about class sizes, special educational needs provision, and pastoral support. 6 Finally, talk to other parents in the community. Their insights often reveal what official data
cannot.

Sustainable homeowner The
Sustainability has become a central consideration for homeowners across the UK. Beyond the clear
environmental benefits, making your property more energy- efficient can also reduce bills and, in some cases, open the door to government incentives. Here are some of the most effective ways to make your home greener.
BENEFICIAL TIPS AND GUIDELINES
E XPERT ADVICE
INVEST IN SOLAR ENERGY Although the UK isn’t known for endless sunshine, solar panels can still generate a meaningful amount of electricity year-round. By producing your own renewable energy, you reduce reliance on the grid and lower household bills. Homeowners can take advantage of the Smart Export Guarantee (SEG), which requires energy suppliers to pay you for surplus energy fed back into the grid. This makes solar panels both an ecological and financial win.
SWITCH TO ENERGY-EFFICIENT HEATING SYSTEMS Replacing an outdated boiler with a modern, energy-efficient one—or better still, installing a heat pump—can significantly cut carbon emissions. Through the government’s Boiler Upgrade Scheme, homeowners may receive a grant of up to £7,500 toward the cost of an air source or ground source heat pump. While heat pumps require upfront investment, they future-proof your home against rising energy prices and environmental regulations.
UPGRADE INSULATION AND WINDOWS
Many properties struggle with heat retention, which translates into higher energy usage. Improving loft insulation, cavity wall insulation, or investing in double- or triple-glazed windows can dramatically reduce energy waste. While direct tax breaks are limited, such measures increase your home’s EPC rating, which can make the property more attractive to buyers and reduce long-term running costs. The government’s ECO4 scheme (Energy Company Obligation) also provides funding to households in certain circumstances, particularly for those on lower incomes
EMBRACE WATER-SAVING FIXTURES
As important as energy efficiency, especially in urban areas. Low-flow taps, dual-flush toilets, and smart irrigation systems can all reduce waste. Many water companies also provide free or discounted water- saving kits, making these upgrades easy and affordable.
PREPARE FOR ELECTRIC VEHICLES
As the UK shifts toward a greener transport system, more households are investing in electric vehicles. Installing a home charging point can add long-term value to your property. The EV chargepoint grant offers up to 75% (capped at £350) towards the cost of installing a charger, particularly beneficial for those living in flats or rental properties.
FINAL THOUGHTS
From solar panels to water-efficient taps, each improvement makes your home more sustainable and economical. With rising energy prices and growing environmental awareness, combining eco-friendly upgrades with available incentives is a smart move for both present comfort and future value.

EXPERT ADVICE
FIXED RATE MORTGAGE 1
A fixed-rate mortgage offers borrowers the stability of having the same interest rate for a set period, typically ranging from two to ten years. Regardless of fluctuations in the market interest rates, the borrower’s monthly repayments remain consistent. This provides certainty and makes budgeting easier for homeowners. However, fixed-rate mortgages often come with higher initial interest rates compared to variable-rate mortgages.
In the UK, obtaining a mortgage is the most common method for individuals to purchase property. Mortgages come in various types, each with its own terms, conditions, and repayment structures tailored to suit different financial situations and preferences. Here are some of the different types of mortgages available.

on the loan each month, not the capital. This leads to lower monthly payments compared to repayment options but requires a separate plan—such as savings or investments—to repay the original loan amount at the end of the term. These mortgages may appeal to investors or individuals with irregular income who anticipate having the means to repay the capital later.
DISCOUNT MORTGAGE 4
Discount mortgages offer borrowers a discount on the lender’s standard variable rate for a set period, typically two to five years. The discount is usually expressed as a percentage below the lender’s standard variable rate. While borrowers benefit from lower initial interest rates during the discount period, their monthly repayments can increase once the discount

known as capital and interest mortgages, these require monthly payments that cover both the interest and a portion of the capital borrowed. Over time, the loan balance gradually decreases until fully repaid by the end of the term. This structure provides the reassurance of knowing the mortgage will be paid off, making it a preferred option for many homeowners. in summary The UK mortgage market offers a wide range of products to match various financial needs and preferences. Whether the priority is stability, flexibility, or lower monthly payments, there’s an option to suit. It’s essential for borrowers to evaluate their financial situation, long- term goals, and risk tolerance carefully. (ARMs), have interest rates that can fluctuate over the loan term based on changes in the lender’s standard variable rate or another benchmark rate, such as the Bank of England’s base rate. Borrowers may benefit from lower initial interest rates compared to fixed-rate mortgages, but their monthly repayments can increase or decrease depending on market conditions. This type of mortgage may suit those who are comfortable with potential fluctuations in their monthly payments.
OFFSET MORTGAGE 5
Offset mortgages allow borrowers to link their mortgage account to their savings or current account. The balance in these accounts is offset against the outstanding mortgage balance, reducing the amount of interest charged on the mortgage. Borrowers continue to have access to their savings and can withdraw funds as needed. Offset mortgages can help borrowers reduce the overall interest they pay over the loan term and potentially shorten the mortgage term.

Interview with ELLEN SACKS-JONES & PAUL O’NEILL

TELL US A LITTLE ABOUT THE BACKGROUND OF SACKS JONES O’NEILL ARCHITECTS. We are a husband and wife team based in Sydenham. We started working together in 2023, bringing together two different professional backgrounds. Ellen spent fifteen years working for education and high-end residential practices in London, while Paul has run his own multi-disciplinary practice across London and Ireland since 2010. Because we’re a small team, we work closely with our clients throughout the design process. We like finding practical solutions that improve the way a home functions while creating spaces that feel comfortable and well considered. Our work ranges from listed buildings and sensitive refurbishments to substantial extensions and one-off new-build houses. WHO OR WHAT INSPIRED YOUR PASSION FOR HOME DESIGN? We’ve both always been interested in the way buildings influence how people live. That’s one of the reasons we continue to enjoy residential architecture - every client, every house and every site is different. What we find most rewarding is understanding how people want to live and designing spaces around that. Some projects involve careful alterations to an existing building, while others are much more ambitious, but the process is always about
storey side extension built on a strip of land that had previously been used to store broken pots and bags of soil. At its narrowest, the extension is just 1.2 metres wide, widening to 2.4 metres. Despite its size, it accommodates a playroom and utility room on the ground floor, with a home office above. The playroom has low-level windows so children can look out while sitting on the floor. The naturally raised position of the site and mature planting provide privacy from the road. Upstairs, a vaulted ceiling brings plenty of light and makes the office feel much bigger than it is. What we’re most pleased with isn’t the size of the extension, but how well it has become part of the family’s everyday life. It’s a good example of how an overlooked part of a site can become one of the most useful parts of a home. HOW DO YOU WANT A CLIENT TO FEEL WHEN YOU HAVE FINISHED WORK ON THEIR PROJECT? We want our clients to feel that the project was worthwhile and that their home is a better place to live because of it. It’s always nice when someone sees the finished result and says “wow”, but the real test is how the house feels to live in six months or a year later. If our clients feel we’ve helped them make the most of their home, and they’ve enjoyed the process along the way, then we’d consider it a success.
understanding the brief and finding the right response. The best part comes once the project is finished and the house has been lived in for a while. It’s rewarding to see clients settle in and use the spaces in ways that feel completely natural, often in ways they hadn’t imagined at the start of the project. WHAT’S A COMMON MISCONCEPTION ABOUT THE ROLE OF THE ARCHITECT? A common misconception is that architects simply draw plans. In reality, a lot of our job is understanding what’s important to our clients, spotting opportunities they may not have considered, and guiding projects through planning, design and construction. We spend a great deal of time solving problems, coordinating consultants and contractors, and helping clients make informed decisions. Having an objective perspective and plenty of experience means we can often help clients get more from their budget, their property and their project. The drawings and designs are just one part of the job. Understanding the brief, asking the right questions and helping clients navigate the process are just as important.
