D esign / B uild | C onstruction M anagement Holt Construction Succeeding during unforseen program changes
s construction manager and general contrac- tor, Holt Construction has completed the renovation of two floors of a 92,000 s/f former pharmaceutical head- quarters building in Rocka- way, NJ for Atlantic Health System (“AHS”). The renova- tion of the buildings third floor will take place in 2016 and include an Ambulatory Surgery Center with multiple operating rooms, recovery bays and physician suites. AHS, headquartered inMor- ristown and one of the largest non-profit health care systems in the state, includes Mor- ristown Medical Center in Morristown; OverlookMedical Center in Summit; Newton Medical Center in Newton; Chilton Medical Center in Pompton Plains; and Goryeb Children’s Hospital in Mor- ristown, as well as Atlantic Rehabilitation, and Atlantic Home Care and Hospice. AHS entered into a 12-year lease with Lexington Realty Trust and was represented by Bryn Cinque, Executive Managing Director of Colliers Interna- tional. The first floor of the $25 mil- lion project includes a Family Medicine Urgent Care Center along with Central Patient Registration, CT Scan, X- Ray, MRI, Sports Medicine, Cardiac and Breast Imaging and a Stress/Diagnostic Imag- ing Center. The second floor contains a comprehensive Vascular Center with three procedure rooms along with multiple physician suites and treatment areas. One of the challenges presented during the project’s phases—all phas- es were on-going at the same time - were significant design changes while construction was well in motion. “While the project did not utilize an integrated project deliv- ery system, Holt Construc- tion worked very closely with Buckl Architects, their engi- neers and AHS’s project man- agement team to successfully accommodate the program changes without project delay. Also we had great cooperation from the sub contractors,” says Holt Project Executive Bob Gerard. Because of the very tight time frame for phase one, AHS used a DIRTT modular wall system for the Family Medicine Urgent Care area on the first floor. Another challenge, discovered A
after construction began and also due to a program change, was the need to install struc- tural steel in order to stabilize the third floor structure because of the highly sensitive operating and surgical equipment that will be utilized. To improve energy efficiency, the building
was converted to natural gas and newHVAC systems and LED lighting were installed. An emergency generator was also added to ensure that all services, including surgery, would be functional during power outages. n
As part of its overall expansion plan, national manufacturer Crystal Window & Door Systems purchased the former Owens-Corning prop- erty in Benton Township, PA and will renovate the 336,500-ft factory building to begin fabricating windows early in 2016.
