Requirements

SLaM instructed Essentia Trading (ETL) to provide the following services: • Development appraisals of six sites to determine potential value upon disposal with and without the benefit of planning permission including sensitivity analysis • Market valuation of one site under offer to a developer to confirm the Trust were obtaining best value.

Knowledge

This project required an understanding of the local commercial and residential markets including market comparable for land, residential and alternative uses, local planning policy requirements and potential including mix of tenures and construction costs and timescales for the area.

Solution

Our in-house quantity surveyors ensured we had access to up to date constructions costs and a strong understanding of development timescales as well as the ability to price any abnormal costs. For example, one site was in an area of high flood probability, we needed expertise to understand the impact on development potential and costs.

• Appropriate schemes for each site • Valuation of land subject to planning • Current site values • Sensitivity analysis for each site.

Results

Essentia presented the information in summary reports for each site including a planning report outlining the opportunities and constraints on redevelopment. This format provided the senior members at the Trust with a quick informative summary.
