Making the Most of the Equity in Your Home

Home values across San Diego, Riverside and San Bernardino Counties have been on what feels like a meteoric rise over the past several years. That’s not just good news for folks looking to sell their home. It’s also good news if you’re happy where you are, because it means you’ve now got more equity in your home. What are the benefits of having equity? Home equity is a powerful financial tool. Simply put, it’s the difference between how much you owe on your mortgage and the current value of your home. So if your home is worth $500,000 and you owe $300,000 on your mortgage, your equity is $200,000. That’s essentially a $200,000 stash of cash that you can borrow against if you choose to, much like you borrowed to get your first mortgage. And because the money you borrow is secured by collateral (your home), the interest rates and terms are generally much better than what you’d get with an unsecured loan like a credit card. What can I do with my home’s equity? The sky is practically the limit! You can use a home equity loan to: • Finance home renovations or repairs, such as upgrading the kitchen, converting to solar or replacing the roof • Consolidate and refinance higher- interest rate debt — with a lower interest rate, more of your payment will go toward paying off principal, so you can pay off debt faster • Finance an education — for a loved one or yourself How can I tap into my equity? A Frontwave home equity loan or line

of credit (HELOC) is just the ticket. Our home equity loan allows you to borrow up to 100% of your primary home’s value, or 80% for a second home property, at a fixed rate. You pick the term – 5, 10, 15 or 20 years – and you get to borrow your equity all at once. This can be a good option for one-time large expenses. This year we celebrate our 70th Anniversary! I can’t express how grateful we are for our Members and how proud we are of our growth and evolution over the past seven decades. As many of you know, we got our start back in 1952 as Camp Pendleton Federal Credit Union, serving the financial needs of Marines, sailors, and civilian employees on base. It all started with just eight, forward- thinking civil service employees and $40 in assets. Today we have over 117,000 Members and $1.2 billion in assets. WOW! 70 years! Imagine what those eight founding Members would think of their credit union today! The Member experience has also greatly transformed. Gone are the days of lines snaking through the lobby and out the door, waiting to deposit a check, make a loan payment or even just check your balance. Remember paper loan applications? Can you even imagine having to fill that out today?! Thanks to online banking, all of that is a thing of the past. Today you can do almost everything from your phone. And the numbers show that you do! In 2021, we had over 86,000 active online banking users who logged in over 26 million times. 26 million! Write down the associations you belong to and the organizations you support. Select a reliable executor. That person should have copies of your will, power of attorney documents, health care proxy or living will, and any trusts you create. A valid will may save your heirs from some expensive headaches linked to probate and ambiguity. A solid will drafted with the guidance of an estate planning attorney will likely cost you a bit more than a “will-in-a-box,” but may prove worth the expense. Complement your will with related documents. Depending on your estate planning needs, this could include a trust (or multiple trusts), durable financial and medical powers of attorney, a living will, and other items.

Review your beneficiary designations. Who are the beneficiaries of your retirement plans and/or insurance policies? If you aren’t sure, it is probably a good idea to go back and check the documentation to verify (or change) who you have designated as beneficiary. Create asset and debt lists. You should provide your heirs with an asset and debt “map” they can follow, so that they will be aware of the little details of your wealth. Think about consolidating your “stray” retirement and/or bank accounts. This could make one of your lists a little shorter. Consolidation means fewer
