OUR HOSPITALITY EXPERIENCE

EXPERIENCE

50 Years of Experience EMJ’s extensive network of partners, paired with years of programmatic building experience, delivers our clients unique value on every project. Our diverse hospitality portfolio includes luxurious resort developments, casino and entertainment centers, stand-alone hotels and more. A Culture of Servant Leadership EMJ’s team is built on a culture of servant leadership— the desire to lead by example and to inspire and serve others. An EMJ servant leader aspires to be honest, selfless, passionate, smart, responsible and gritty. Through these core values, EMJ employees act as stewards of the client’s goal and vision. The Client Experience EMJ’s vision is to change the industry, one project experience at a time. We want our work to be different, so much better than the way things are traditionally done, that we transform the expectations people have of the construction industry. National Scope, Regional Focus EMJ has regionally-designated teams across the country and an extensive network of experienced subcontractors nationwide. THE DIFFERENCE

Since 1968, EMJ Corporation has built more than 280 million square feet of construction projects within a variety of industries in 47 states. Whether building an expansive hotel resort, selective demolition and renovation of luxurious beachfront property, or suites in the center of a bustling downtown area, EMJ focuses on delivering unique value through servant leadership to clients, partners and colleagues. APPROACH Concept-to-Completion (C2C®) is EMJ’s team approach to delivering unique value to clients, partners and colleagues. C2C empowers our team to produce an exceptional client experience through four strategic steps: Ask, Listen, Think and Do. The EMJ team performs these steps to customize its approach to each construction project based on a client’s vision, values and expectations. C2C promotes trust and collaboration, which cultivates proactive solutions, project strategies, risk identification and mitigation, maximized project potential, client satisfaction and unique client value. Through C2C, teams expand the construction approach from a focus on “building” and “immediate cost” to value and client-desired results. $12.6B # Total Construction Value of Engineering News-Record’s Top 400 Contractors in the U.S. Since 1968

Four Points by Sheraton Chattanooga, Tenn.

EMJ converted a 20-year-old Clarion Inn Suites into a contemporary hotel with 108 guest rooms, two meeting halls, a fitness room and a full-service restaurant and bar. The existing five-story hotel was selectively demolished. Unique project challenges included implementing handicap accessibility for a project built prior to ADA standards and resolving extensive mold issues uncovered during the planning phase of the project. EMJ managed city planning department approval, franchise approval, design coordination, budgeting, construction, and furniture, fixture, and equipment (FF&E) installation.

Home2 Suites by Hilton Greenville, S.C.

The Home2 Suites in Greenville, S.C. is a four-story, 117-room hotel sitting atop a double-height basement

garage that utilizes car lifts to meet the required amount of valet parking. This innovative design met the Home2 Suites parking requirements without the expense of a parking deck. The EMJ team collaborated with the design team and other project participants to overcome several complicated aspects in order to progress the project from paper to reality.

4

Hampton Inn & Suites Chattanooga, Tenn.

The six-level, 85,000-square-foot Hampton Inn & Suites features 134 guest rooms, an elevated parking garage, and an indoor/outdoor pool in the center of downtown. The LEED Silver-certified hotel also features a contemporary lobby, fitness room, business center and outdoor fireplace area. Due to the presence of potentially toxic foundry sand, the site required significant testing to ensure that the site was safe for use. The team collaborated with all project participants to develop a construction plan to ensure that the below-grade parking garage would not impact neighboring building foundations and street retaining walls.

5

Inn at Sea Island Saint Simons Island, Ga.

The Inn at Sea Island is part of Sea Island Company’s luxury line of hotels in St. Simons, Ga. EMJ converted two free-standing office buildings into two guest towers with 85 400-square-foot guest rooms and constructed a new free-standing lobby with a bar and pool.

6

TownePlace Suites Chattanooga, Tenn.

The TownePlace Suites Marriott is a four-story, wood-framed structure that offers 87 guest rooms. Due to the compact site conditions, the property was designed in an atypical L-shaped pattern for a TownePlace property. By utilizing the L-shaped layout, a centralized courtyard was created between the main entry and the entrance into the interior swimming pool, which contains a fire pit and a grilling area for guest use. The exterior of the building is a combination of cultured stone and EIFS. Two separate retaining walls were incorporated to provide the parking area.

Courtyard Marriott Ft. Mill, S.C.

In a joint venture between Concord Hospitality and Clear Springs Development, LLC, EMJ built this 129-room hotel and conference center to serve the community and the adjacent businesses. The project is designed to meet LEED certification requirements and to complement the architectural style of the surrounding area. The facility features over 4,700 square feet of meeting and event space, a ballroom, a heated indoor pool and a fitness center.

9

Holiday Inn & Suites Chattanooga, Tenn.

The 142,000-square-foot Holiday Inn & Suites offers 139 guestrooms and suites. The first four floors are constructed of post- tension concrete that creates a platform on which the additional three floors of guestrooms are constructed of metal stud framing. The hotel houses a restaurant on the first floor, parking on the second and third floors, and an elevated pool on the fourth floor. The LEED Silver-certified project is designed to complement the landscape of downtown Chattanooga. Constructing the project required the closure of a major downtown street and navigation around power, telecommunication, water and sewer service lines that fed most of the downtown district. 10

Residence Inn and SpringHill Suites Clearwater Beach, Fla. The Residence Inn/SpringHill Suites project is a unique 325,000-square-foot, 259-room dual-brand Marriott property. The project consists of retail space on the first level, with parking on levels 1, 2 and 3. The guest rooms and public spaces are situated on levels 4 through 7 and include an elevated outdoor swimming pool on level 4. The structure is a concrete frame with cultured stone, hard stucco, EIFS exterior finishes, and TPO and concrete tile roofing. The property also has sliding glass doors, which lead to exterior balconies providing panoramic views of the water.

Indigo Sky Casino and Hotel Wyandotte, Okla.

The building consists of 117 hotel rooms and suites with gaming floor space for over 1,500 casino games. It also features a 200-seat restaurant, training center, multi-floor office space, a destination-style outdoor entertainment and recreation area, and an RV park with 43 full-amenity spaces and adjacent walking trails.

SpringHill Suites at Cameron Harbor Chattanooga, Tenn. Overlooking the Tennessee River, this LEED Silver-certified hotel sits in downtown Chattanooga and is the anchor for a master development. The hotel includes 116 guest rooms, several of which include private balconies overlooking the river. With a contemporary appearance both inside and out, the SpringHill Suites accommodates an independent restaurant, as well as an expansive outdoor area, meeting spaces, an indoor pool and fitness center. The new prototype lobby and public areas in the final design were influential in criteria for future SpringHill Suites designs.

14

Residence Inn Duluth, Ga.

The six-story, 112-room Residence Inn is constructed from a block and plank structure. EMJ performed the construction of the hotel and all site work, including an outdoor pool area with a fire pit fountain, outdoor kitchen and more. Each guest room features a full-size kitchen with custom cabinets, white quartz countertops, and stainless steel appliances. Based on recommendations from EMJ, the client chose the newest interior design package. To offset the cost of the top-of-the-line décor package, EMJ offered cost-saving alternatives that increased the owner’s margins without affecting the overall guest experience.
