Housing Choice’s diverse and complex property portfolio is distributed nationally across six states with an array of different property ages, types, construction methods, materials, tenure and risk profiles. The Asset Management Strategy, reviewed in 2021, sets out sets out our approach to the management of our assets by providing the framework for: • integrating and embedding social, environmental, and financial sustainability into decision-making processes • adoption or alignment with industry best practices • performance-based evaluation to achieve optimal lifecycle performance, minimise cost and risk • alignment of organisational capacity and resident needs • a better understanding of our assets • consistency in our approach to asset management • adherence to building legislation and regulatory standards • providing a foundation for growth. Effective asset management enables us to sustainably maintain quality assets and optimise the use for the organisation and residents and increase social and affordable housing options for local communities. Through Housing Choice’s strong relationships with state governments, and our continued proven capability and capacity as one of Australia’s leading community housing providers, we have benefitted in being awarded large scale management transfers and substantial funding to continue to maintain owned and managed homes to a high standard to provide greater comfort for residents and sustainability improvements.

Gertrude Street St Albans Wins Victorian Architecture Award In June 2022 Housing Choices’ development project in St Albans, in Melbourne’s west, won a Victorian Architecture award. Designed in collaboration with NMBW Architecture Studio and Monash Art, Design & Architecture, the St Albans development received the award for Residential Architecture – Multiple Housing. This project was supported through the Victorian Property Fund and an Australian Research Council grant, and trials an ageing-in-place design. The project invested considerable research and tenant engagement to inform a design featuring moveable walls and joinery units that can be dismantled and relocated to give residents flexibility with room sizes and door locations. During the building process, lead architect Nigel Bertram and the team from NMBW liaised with prospective tenants to discuss layouts and needs. St Albans sets a new exemplar for accessible social housing, with lessons learned throughout the co-design process and further research being undertaken post-occupancy.
