6.10.2. Development Pipeline Planned and proposed development activity across the Central Area represents a substantial near-term investment pipeline that will place growing demands on the transportation network over the next decade, regardless of which long-term growth scenario materializes. A 2023 inventory of planned and proposed projects across the CtC area, based on CoStar data, identified more than 5.7 million square feet of commercial development and nearly 4,000 multifamily residential units and over 3,000 hotel rooms under planning or construction.

Downtown Fort Worth holds the largest single- neighborhood share of planned activity, with 450,000 square feet of office development, 330 multifamily units, and 407 hotel rooms totaling approximately 1.49 million square feet. The Stockyards and West 7th / Cultural District each represent another 1.2 million square feet of planned development, with the Stockyards carrying a particularly large multifamily component of 1,517 units. The pipeline also includes significant activity in the Southside, Southwest (anchored by Texas Health Hospital), and Villages of Stonegate Phase II.

This pipeline represents the near-term layer of growth that will interact with the existing transportation network before any long-range investments are fully realized. Several of the highest-activity neighborhoods, including Downtown and the Stockyards, are also among those where the transportation network is already operating close to capacity during peak periods. The combination of a constrained existing network and a large near-term development pipeline creates an urgent case for the priority projects identified in Section 5.6.
