The 74 detached sales in October were up by 16% month-over-month and up by 57% year-over-year. The sales-to-listings ratio increased to 17% in October, as conditions reflected balanced market conditions. October’s benchmark price was $2.74M—2% above September and 9% higher than in October 2019. The average sold price of $3.41M was 19% above last month and 35% above last year.
