“All Pro Team Sports has traditionally been a sporting goods uniform, equipment and apparel company who services teams from around the country,” said President Mike Lotocki. “We also work with companies and organizations for all their apparel or promotional needs, from polos and jackets to pens and koozies.” That’s when business is carrying on as usual, at least. But as the world was impacted by the coronavirus pandemic in the spring of 2020, their focus shifted. “It was around mid-April that we pivoted to help in any way we could. We started by bringing in and donating 5,000 washable and reusable masks to our community

The sporting goods company also made more than 50,000 custom masks and gaiters for their neighboring businesses, schools, Pepsi and many other teams and organizations nationwide. “Our goal was to help people stay safe, feel good and market their organization at the same time.” And in a year where it seems so much has gone wrong, All Pro prefers to focus on the positives. “We look back at 2020 as glass half full,” Lotocki said. “Although 2020 was a unique year, we’ve had the opportunity to work with new organizations, businesses and companies that we never would have in the past. When this is over, we will have entered new categories and spaces that we otherwise would not have.” Part of what made the forced transitions 2020 brought so successful was their convenient location. “We love the Greenleigh community in Middle River,” said Lotocki. “We are right off Interstates

P hysicians and technologists at Annapath Inc., a clinical and anatomic pathology laboratory in Bowie, Maryland, process as many as 1,000 specimens on a daily basis, ranging from routine bloodwork to tissue biopsies and, more recently, testing that offers more insight into the COVID-19 pandemic.

The majority of Annapath’s Bowie, Maryland, location is used by a 24-hour lab. A small portion is office space for the 14 doctors on staff, who are board certified in anatomic and clinical pathology. The remaining space is used for the billing department, and for long- term storage. But the most attractive part of their new facility was the location. Using a lab technique called Real-Time Polymerase Chain Reaction (RT-PCR), which detects COVID-19 in the most accurate and effective manner, Annapath Inc. has been able to process hundreds of COVID-19 tests per day. Craig Zwobot, vice president of Annapath Inc., said Annapath was already in the process of implementing the RT-PCR testing platform starting in 2019, so when the pandemic hit, they accelerated the onboarding process to expand their pathology menu. And as Zwobot explained, timing is critical. “As an example, the standard urine culture that was developed in the late 1800s typically takes four days to complete and is less likely to identify the more fastidious organisms detected by PCR tests in a mere four hours,” he said. “A 3-plus day head start is invaluable to clinicians when treating sick patients, but most clinical laboratories do not offer that option.”

In the field of molecular diagnostics, workflow and ample space are essential to the entire operation, and Zwobot said St. John Properties has always helped adapt their space to suit their needs. Starting with a 3,000-square-foot facility in 2013, Annapath Inc. doubled their square footage in 2015, and St. John Properties is currently helping them expand even further, into 15,000 square feet. “We told them our requirements and they offered us a list of options that would sustain our growth, long term,” said Zwobot. “And, most recently, they offered support for a drive-thru COVID testing area in the parking lot. St. John Properties has always been a forward-thinking partner.”

A pex Flavors Inc. was founded in 2006 to sell vanilla beans and vanilla extract harvested from its namesake estate. Now the company has grown to offer a wide range of extracts and flavors, primarily to use in alcoholic or nonalcoholic beverages, ice cream, baked goods and even teas. Hand sanitizer was added to their portfolio in 2020.

Typically, Apex Flavors supplies food and beverage companies and home hobbyists throughout North America — two sectors that slowed significantly due to industry shutdowns and a decrease in spending in early spring last year. “In March 2020, our business slowed very dramatically,” said Chris Pisano,

president of Apex Flavors. “In order to keep our employees busy and to help generate some additional revenue, we decided to manufacture and sell Hand Sanitizer Topical Solution using the World Health Organization’s recommended formula.” Pisano said the company already had the necessary alcohol permits to manufacture hand sanitizer safely and needed only the packaging materials. Apex Flavors began production on hand sanitizer within 24 hours of making the call. While they were able to pivot quickly to make up for lost revenue, Pisano said the pandemic served as a reminder to keep finances in order. “We hope COVID-19 will have no negative long- term effect on our business,” he said. “It did reinforce our belief in the [importance] of running our business in a conservative manner with little debt.”

The St. John Properties location in Belcamp, Maryland, is situated near the Interstate 95 corridor, allowing for convenient access to and from the Mid-Atlantic and Northeast — where the bulk of Apex Flavors’ business comes from. This location houses offices, production, a warehouse and shipping, allowing for orders to be filled and shipped quickly and efficiently. Apex Flavors Inc. has been a tenant of St. John’s for more than five years now, with one move in that time to expand their space. “Our experience with St. John’s has always been excellent,” said Pisano. “Their properties are well-maintained and their team members are very responsive and professional. From my perspective as a tenant, St. John’s is a model for how a privately held company should be managed.”
