Population Age Distribution In terms of median age, the study area (32.4) was much younger than the Town (36.0) and the MSA (36.4) in 2020. The characteristic of a younger population reflects the fact that the age group with the highest population share in the study area is 25-34 years, versus the group with the highest share in the Town and the MSA is aged 35-44. Further, the group aged 15-34, which includes young people in high school through undergraduate and graduate school in some cases, was proportionally larger in the study area (31.4%) than the Town (24.8%) and the MSA (27.7%) in 2020. This may suggest that the study area has attracted more young family households and college student households than the Town, though both geographies are surrounded by colleges and universities. However, the study area has also seen a slightly higher share of the senior population aged at or over 65 (13.4%) than both the Town (11.4%) and the MSA (12.2%) in 2020. In fact, the age cohort of 65-74 has seen the fastest annual growth between 2010 and 2020 at 7.0% among all age groups,

much higher than the MSA (4.5%) though trailing the Town (13.0%). The senior group aged 65+ has also been increasing its population share in all three geographies since 2010, and this is projected to continue through 2025. The group aged 65+ is projected to increase from 11.1% in 2010 to 14.3% in 2025 in the study area, while the comparable projection in the Town is from 8.2% to 13.2% and from 9.0% to 14.1% in the MSA during the same period. This suggests that the area is following a national trend of an aging population, with this trend more prominent in the study area than in either the Town or the MSA. In general, the study area has proportionally more people falling on the two ends of the age spectrum – younger people under 35 and seniors aged 65+ – than the Town and the MSA. This pattern could add pressure to homeownership in the study area, as these two age groups usually have lower household incomes required for home purchases and maintenance compared to more financially established working age groups aged between 35 to 64 years.
