The 276 condo listings in Coquitlam in April were up 5% fromMarch but 31% lower vs April 2019. Year-over-year condo sales decreased 31% in April (to 42) and were 47% lower vs March. The sales-to-listings ratio decreased to 15%, as Coquitlam’s condo market transitioned to balanced market territory. The condo benchmark price in April was $542,800, relatively unchanged month-over-month and 6% above April 2019. The average sold price was $525,255 in April (1.3% lower vs March) while the average PSF sales price was $638 (a 5% decrease vs March).
