“It has been a privilege to work on the project market- ing of this class A asset,” said Sweeney. “The ownership is deal-focused and deal-driven, which has been one of the ma- jor components to our recent success.” In other news, The U.S. Environmental Protection Agency (EPA) has recognized Cushman & Wakefield with the SocialStar Award for EN- ERGY STAR Promotion and Innovation on Social Media. To recognize the growing role social media plays in communicating about en-

recent full occupancy of 100 West Rd. in Towson. The class A, 120,000 s/f office building is home to several companies including KLNB , Comcast Spotlight, Regus and Robert W. Baird & Co. The most recent lease to Babar Sultan, M.D. brings the building to 100% occupancy. Lizzy Sweeney , of Cush- man &Wakefield, represented the landlord, TA Realty . “We really enjoy our rela- tionship with Cushman & Wakefield’s leasing team and their common sense approach to the leasing of 100 West Rd.,” said David Buxbaum , asset manager for TA Realty. “It’s not often that you have a building leased to 100% oc- cupancy, and I think that is a testament to Cushman & Wakefield’s ability and ap- proach.” In 2010, 100 West Rd. was awarded LEED Gold certifica- tion by the U.S. Green Build- ing Council. In 2012 it earned an ENERGY STAR label for operating efficiency. LED options available for most retro-fits, identifying the spe- cific LED product that will work best for an application requires an expert. In depth knowledge of product specifications from all of the quality manufactur- ers is essential, as well as how individual products perform under different field conditions. LED products from the various quality manufacturers have characteristics that need to be evaluated as part of the selec- tion process. It is not realistic to embark on a successful LED retro-fit without this level of product knowledge. The smart move is to work with an independent industry expert who is not tied to any one manufacturer. Even better, select an independent expert who is a Con Ed Marketing Partner, who can not only guide you through the process, but source Con Ed funding as well. Expert navigation and the ability to effectively source funding are the key ingredients to a successful LED retro-fit.
