G reen B uildings Partners, Armada Hoffler Properties, Inc. and The Henson Development Company Construction begins on Beatty Development Group’s LEED Silver building in Harbor Point

ALTIMORE – Beatty Development Group and its partners, Ar- mada Hoffler Properties, Inc. and The Henson De- velopment Company , an- nounced that construction of the first residential building in Harbor Point, 1405 Point, has commenced with a pro- jected opening in late 2017. “1405 Point will be a full service, residential building that will complement Harbor Point and attract people to the city who are seeking the vibrancy that comes with ur- ban living,” said Jody Clark , B

chief operating officer at Be- atty Development Group. “By creating a unique envi- ronment for living, working and playing, we are changing people’s definition of city liv- ing.” A LEED Silver building, 1405 Point will rise 17 stories above Baltimore’s Inner Har- bor and will include 18,000 s/f of ground-level retail space. The building’s 289 apartment units will provide residents with sweeping views of the harbor and city skyline, as well as access to an array of shopping and dining options.

In addition to floor-to-ceiling windows, each unit will fea- ture premium finishes such as stainless steel appliances, quartz countertops, wood plank flooring, modern cabi- netry and an energy efficient heating and cooling system. Residents will have access to a variety of amenities includ- ing a 24/7 fitness center, 11th floor lounge and pool, grilling stations, yoga room, enter- tainment and media lounge, covered parking, and a newly landscaped park. “With Harbor Point, Beatty Development is elevating the standards for urban commu- nities by creating a neigh- borhood where everything is right outside your front door,” Tony Nero , president of De- velopment at Armada Hoffler said. “By providing all-access living with first-class ameni- ties, 1405 Point is poised to become a go-to destination for waterfront living in Bal- timore.” “Henson Development un- derstands the importance of supporting projects that add to the vitality of our city,” said Daniel Henson , presi- dent of Henson Development. “Harbor Point is a unique neighborhood that will bring value to our city and region by attracting not only more residents, but also more busi- nesses to the area.” Located between Har - bor East and historic Fells Point, Harbor Point will be a vibrant, highly integrated neighborhood with a focus on sustainability and innovation. As the City’s largest down- town, waterfront site yet to be developed, Harbor Point will be composed of 3 million s/fof mixed-use space on 27 acres and will be the lead- ing development showcasing Baltimore’s urban renais- sance. The neighborhood will feature thoughtfully designed public space including 9.5 acres of waterfront parks and a promenade along the wa- ter’s edge. The first building, Thames St. Wharf, completed in 2010, is home to Morgan Stanley and Johns Hopkins Medicine International. The Exelon Building, to be com- pleted in 2016, will serve as the headquarters for Exelon’s Constellation business unit and feature 443,000 s/fof of- fice space, 103 apartments, 40,000 s/f of retail space and 750 parking spaces.
