Smart Real Estate Coach - January 2019

REAL REAL ESTATE gathering information when I found a video of Chris doing an interview. I was intrigued by his approach, so I watched a few more videos and eventually gave the team a call. Initially, I talked to Kayla and Zach, both of whom made me feel very comfortable with the process. Soon after, I joined as an Associate. “After two months of training, I flew out there and spent two days with the team. I worked individually with each member to learn the ins and outs of their specific niche. While I walked in with some prior knowledge (I worked as a mortgage loan officer with a title company for a few years), the system and the team that was set up was so efficient that I tripled my knowledge. I even flew back out there a second time in September for their QLS conference. “My first year working with Smart Real Estate Coach has been both successful and very rewarding. Their system is organized in a way that gets their Associates up and running as fast as possible. It does require some hard work, but the success I’ve had this first year definitely makes it worthwhile. I have five deals under contract right now, and I’m working on a couple more as well, deals that I know I wouldn’t have been able to do on my own. Thanks so much to Chris and his team!” To learn more about buying and selling on your own terms, visit our website at SmartRealEstateCoach.com or call 855-667-7336. Citrus and AVOCADO SALAD

INSPIRED BY BON APPÉTIT

INGREDIENTS

• 1 blood, cara cara, or navel orange, sliced 1/8-inch thick and deseeded • 1 Meyer or regular lemon, sliced 1/8-inch thick and deseeded • 4 tablespoons olive oil, divided • 1/4 small red onion, thinly sliced • 2 tablespoons fresh lemon juice • 1 bunch arugula

properties. Ola had Chris on the show recently to discuss “How He Is Investing in Real Estate With No Money Down.” On the show, Chris explained that, after navigating the emotional and financial minefield that was the 2008 debacle, Nick, Zack, Kayla, and he knew they would need to restructure the company so they would never take out a loan, use their own credit, or use their own cash. They now buy in three different ways: through a lease purchase, through owner financing on homes that are debt-free with principal payments, or through the existing financing system that it is already in place. When Ola asked Chris how he goes about finding motivated sellers for these specific types of purchases, Chris explains

that the process is twofold, “We either stumble upon them or we target them. Our knowledgeable virtual assistants call ‘for sale by owners’ and expired listings that didn’t sell with realtors. We also have a system called the Expired Dialing Process, created by Zach, that helps find all types of properties, many that are debt-free. To target them, we often buy a list for free-and-clear property, which has been really helpful too.” If you want to listen to Ola and Chris’ interview to get more information on this topic, you can find the episode by going to Dwellynn.com/show and scrolling to episode 46.
