Our fabric specifications consider durability, maintenance, rub, catch, sun fade and more, all while being tested to Australian Standards. Especially within a school or public environment, our soft furnishings need to endure the wear and tear of frequent use. All the selected fabrics are of a high commercial grade and are separated into price categories, so you can get the most out of your furniture.

DIRECTOR'S NOTE
A NOTE FROM OUR DIRECTOR Furniture shapes behaviour .
Office Line has been part of Australia's educational and commercial landscape since 1988. We are a family-owned business built on one conviction: that furniture shapes behaviour, and behaviour shapes outcomes. We work directly with architects and interior designers — from first brief through to installation, and a six-month walk- through after. Every project in these pages is the product of close collaboration: your vision, our knowledge of materials, ergonomics and production, and a shared commitment to spaces that outlast their brief.

CASE STUDIES
CASE STUDIES Seven projects. One approach.
The seven projects in this section span several spaces across NSW and WA, with architects we've worked alongside for years and some we'd never met before the brief landed.
Each entry covers the design intent, the products specified, the stakeholders, and the things that didn't go to plan — because they always teach more than the things that did.

CECIL HILLS HIGH SCHOOL
CECIL HILLS, NSW—NSW GOVERNMENT Cecil Hills High School
THE PROJECT A multi-storey learning building delivered under NSW Government's Rebuilding Public Education programme. Fifty classrooms, four STEM-focused spaces and a covered learning commons — all designed against the EFSG flexible learning model.
Cecil Hills High School received a major upgrade under the NSW Government's Rebuilding Public Education programme, delivering new permanent learning spaces and core facilities to support a growing population in Western Sydney. The project was classified as a State Significant Development.
Office Line was engaged at the design development stage in May 2023, working directly with the School Infrastructure NSW project team and the Fulton Trotter furniture schedule. Five distinct fabric colourways across the lounge settings double as a visual wayfinding system, mapping floor levels and room types into the building itself.

MERCEDES COLLEGE LIBRARY
PERTH, WA · LIBRARY & LEARNING COMMONS Mercedes College Library
THE PROJECT
Six distinct zones in a single open floor plan: admin, workroom, classroom, quiet study, browsing and open collaboration. Two pieces were manufactured bespoke in-house. The builder changed mid-project; we held the stock at no penalty.
Mercedes College is an independent Catholic girls' school in Perth, known for its commitment to how students learn, not just what they learn. When Site Architecture was engaged to refurbish the library, they brought Office Line in to specify and supply the loose furniture across the entire space. The brief called for six distinct zones within a single open floor plan: a library admin area, a workroom, a classroom, a quiet study zone, a general library browsing area, and an open collaborative space.
Our Lead Designer worked closely with Site Architecture from early layout concepts through to final product selection. Two items were manufactured as bespoke pieces by Office Line: the librarian's gas-lift desk and the custom mobile book display shelving. The builder changed mid-project, and the handover date shifted twice — we held the stock and adjusted delivery at no cost penalty to the school.

ST MARY'S ANGLICAN GIRLS' SCHOOL
PERTH, WA · CREATIVE ARTS & DESIGN CENTRE St Mary's Anglican Girls' School
THE PROJECT
A new Creative Arts and Design Centre with collaborative spaces, galleries, studios and a media centre. Existing furniture was repurposed alongside new specifications, supporting the school's sustainability commitment.
The centre will not only host rotating exhibitions of students' work but serve as a hub of inspiration and creativity for the entire St Mary's community. Galleries and studios allow students to showcase their artwork, while interactions with guest artists enrich their experiences and offer professional insights.
Aligned with the school's commitment to sustainability, St Mary's chose to repurpose and enhance existing furniture pieces. Office Line integrated these seamlessly into the final design. New specifications included EN Gas Lift Chairs, height- adjustable tables in white and oak finishes, and Round Eduflex Ottomans upholstered in Rosie Paine Aboriginal prints.
The Creative Arts and Design Centre at St Mary's comprises specialised areas — collaborative spaces, galleries, studios and a modern media centre. Students are encouraged to express themselves and work across disciplines including visual arts, ceramics, design, 3D construction, fashion, textiles and wearable art.

PRODUCT HIGHLIGHTS
Specifying culturally meaningful fabrics doesn't have to complicate a project; the Spectator Collection makes it straightforward.
ST. PETER'S PRIMARY SCHOOL
The Spectator is a modular seating range designed for the spaces where people naturally gather: libraries, breakout zones, school common areas, and collaborative workspaces. Its adaptable configurations work across a wide range of layouts, and its upholstery options include authentic Aboriginal art fabrics. The result is furniture that does more than fill a room. It opens a conversation, acknowledges the communities these spaces serve, and meets government clients' growing expectation for genuine cultural inclusion in design.

ST JOHN BOSCO COLLEGE
PERTH, WA · STAFF ROOM & ADMIN SPACES St John Bosco College
THE PROJECT A complete refit of staff and administration spaces. The brief asked for a workplace that felt less institutional and more residential — calmer, warmer, more collegiate.
St John Bosco College engaged Office Line to refit their staff and administration areas. The brief was clear: less institutional, more residential. A space the teaching team would actually want to spend their breaks in.
The result is a staff environment that reads as a contemporary workplace rather than an extension of the classroom. Acoustic separation between admin and break areas was solved with the lounge layouts themselves, not with screens.
The specification leans into timber, soft seating and curved geometry. Asti chairs on timber legs anchor the meeting tables — five base options, seventeen shell colours available across the family, allowing the school to differentiate zones without changing the chair model itself. Double Ponder Lounges and the Oval Modular Lounge collection define the soft-seating cores.

THE PROJECT
A primary school upgrade including the Lighthouse Studio, a safe space for students to retreat and seek assistance without stigma. Layouts and 3D renders presented before specification was locked.
The King's College primary school upgrade covered Year 3 through Year 6 spaces and the new Lighthouse Studio, designed as part of an inclusive education programme to give students a place to retreat and seek assistance without stigma. Project Design Lead Amanda Firman worked directly with the school team, presenting layouts and 3D renders so staff and the executive could visualise how each year group's space would feel before any specification was locked. Each year group's layout balances seated and standing work, with Eduflex height-adjustable tables, Pebble coffee tables and Spectator curved lounges supporting different learning modes within the same room.

SALVADO CATHOLIC COLLEGE
BYFORD, WA · ADMINISTRATION & RECEPTION Salvado Catholic College
THE PROJECT Administration and reception spaces designed to welcome parents, students and staff. Clean, contemporary palette with the warmth a school front- of-house needs.
Salvado Catholic College engaged Office Line to fit out the administration and reception areas. The challenge for any school admin space: it needs to read as professional to visiting families and parents, but stay recognisably part of the school community.
The fit-out is one example of how Office Line's range covers more than classrooms: corporate and institutional admin spaces draw on the same product families, specified differently.
The specification balances those tensions with a clean, contemporary palette — lighter timber finishes, soft seating in muted upholstery, and acoustic booths for the one-on-one conversations a school office hosts every day. Reception lounges face the entry; meeting tables sit further back, separated by the soft seating itself.

THE PROJECT
Our renovated head office in Perth — a working showroom where designers and architects can sit, sample and specify. Every product on the floor is something we'd recommend on a project.
We renovated our own Perth head office to function as a working showroom, not a static display. Every chair, lounge and table you'll see on the floor is something we actively specify on live projects — there's no demo-only inventory.
The space is the proof we use what we sell. It's also the workshop where we run furniture-schedule reviews against architectural drawings, with the products in the room to reference.
Designers and architects are welcome to come in, sit on the upholstery, test the height-adjustable mechanisms, sample fabrics in the light they'll actually be installed in, and walk through how specific configurations behave in a real space rather than a render.
