4. MAIN DUTIES & RESPONSIBILITIES Construction Projects 1. Develop the client's brief carrying out necessary feasibility studies and research necessary to produce a specification that reflects the client needs. 2. Establish a project plan and programme from inception to completion taking into account all relevant statutory and Local Authority requirements and communicate the project plan to client. Monitor and update the plan and programme throughout the life of the project and provide regular written updates. 3. Establish a suitable project team, including the appointment of relevant consultants follow the University procurement policies. 4. To control project costs and provide regular forecasts and cash flows in order to contribute to clients and Estates department budgetary control activities as well as inputting into University's financial forecasts 5. To control project programmes and provide regular updates of progress. 6. Prepare considered option appraisals with reasoned recommendations. 7. Manage the decision making process by carrying out all necessary liaison and negotiations with all parties involved ensuring value for money. 8. Liaise with clients, solicitors or local authorities on matters relating to the development as required.

9. Co-ordinate the disseminate information to all necessary parties, ensuring all HASAW regulations are fully complied with (CDM, COSHH etc.). 10. Provide strategic building related advice to clients and assist in the development of project business plans. 11. Provide technical and other guidance to other Estates Development Project Managers. 12. Establish targets with respect to project delivery; monitor and report on progress against these targets. 13. Ensure all projects follow the Estate's Project Process and Design Guide. 14. Implement Softlandings on all projects in accordance with University procedures. Procurement 15. In accordance with the University procurement policies and procedures prepare and obtain tenders or quotes as appropriate. 16. Carry out tender evaluation and prepare a report with recommendations. 17. Prepare building contracts for signature by relevant parties.
