4. MAIN DUTIES & RESPONSIBILITIES

MANAGEMENT 18. Carry out all duties required to ensure that the construction contracts are delivered in a professional and cost effective manner. 19. Monitor work in progress and the performance of the contractor and the professional team, keeping the client appraised of progress and any possible delays. 20. Set up methods for inspection of standards of workmanship and materials and compliance with drawings and specifications, or alternatively, arranging for third party insurance for Quality Assurance Schemes. Ensure that any warranties and guarantees obtained have the clients' interests endorsed. 21. Put in place and maintain robust change control procedures. 22. Review all payment requests made or due under the contract, consultant fee arrangements and financial agreements. 23. In accordance with University procedures, ensure the effective handover of projects following the operational testing and commissioning of all services, to clients and operations and maintenance. Arrange for the maintenance manuals, test certificates and guarantees to be handed to the appropriate parties, together with as built drawings and operating instructions for services etc. 24. Ensure that any necessary induction training for the operation of the building for client and maintenance staff and undertaken 25. Provide where agreed necessary co-ordination duties in connection with the client's relocation proposals including, if required the organization of fitting-out works using techniques similar to those used for the management of the main contract. 26. Maintain contact with all parties involved in the project including the client during the Defects Liability Period ensuring that all defects are dealt with in a satisfactory manner. 27. Ensures at all times an audit trail is maintained and that all contract documents are signed and archived. 28. Work with Estates Maintenance to ensure that the Operation and Maintenance manuals and as built records for all projects are provided in a timely manner and to agreed standards. 29. Manage and mentor other members of the Estates Development team as appropriate both generally and project specific. 30. Contribute to the Estates Business Plan and ensure objectives for the Estates Development are achieved.

31. Promote the application of Estate's Project Management Process and Design Guide and contribute to their continual improvement through lessons learned; 32. In conjunction with the Deputy Director of Estate Development carry out regular monitoring and performance assessment of consultants and contractors working employed by the University. AND other such duties within the scope and spirit of the job purpose, the title of the post and its grading.
