Serving approximately 1.5 million residents, the line will connect 15 key districts and link more than 55 major real estate developments currently under construction. Designed to integrate with both the Red and Green Lines, as well as Etihad Rail, the Gold Line will form a critical component of the UAE’s wider national transport network. Scheduled for completion in 2032, the project is set to transform connectivity across Dubai while supporting future urban growth and tourism flows.

Al Mamzar Beach Development, Dubai

One of Dubai Municipality’s flagship coastal transformation projects, the Al Mamzar Beaches development is a AED500 million ($136 million) invest- ment designed to significantly expand the city’s beachfront offering. Spanning more than 2.75 million sq ft, the project will increase service capacity by 500% and accommodate up to seven million visitors annually. Key features include the world’s first 24/7 women-only beach with night swimming, a floating walkway at Al Mamzar Lagoon, and a 300-metre night beach. The wider development incorporates 35 facilities and 65 investment oppor- tunities, alongside water sports zones, cafés, shaded beachfront areas and family amenities. Part of Dubai’s wider AED3 billion (US$) Beaches Development Plan, the project supports the emirate’s ambition to increase beach capacity by 170% and enhance its positioning as a global coastal destination.

Designed to accommodate tens of thousands of residents and visitors, Palm Jebel Ali will feature a broad mix of residential accommo- dation – from beachfront villas and mansions to apartments, townhouses and penthouses – alongside 80-plus hotels and resorts, beach clubs and dining precincts. The island will boast cutting-edge smart city infrastructure and is a model for sustainability, with around 30% of public facilities powered by renewable energy.

2032, the development is designed as a large-scale mixed-use destination blending hospitality, entertainment and space-themed experiences. At the centre of the masterplan sits a massive sphere measuring 271me- tres in diametre and 312 metres in height, forming the anchor of a fully integrated resort. Inside, plans call for a 4,000-room all-suite five-star hotel alongside an immersive “lunar surface and base” attraction intended to simulate space exploration. The base of the structure is designed to incorporate a conven- tion centre, event venues, restaurants, wellness and longevity facilities, retail outlets, office space, an e-sports arena and a 200-room boutique hotel. In total, the wider resort complex is projected to accommodate up to 10 million visitors annually. Beyond the central sphere, the broader 2 million sq m masterplan includes landscaped parks and la- goons, plus multiple residential towers housing around 10,000 apartments.

Al Marjan Island, Ras Al Khaimah

Ras Al Khaimah’s flagship waterfront development, Al Marjan Island spans 23 kilometres of coastline and hous- es luxury resorts, modern residences and extensive leisure and lifestyle facilities. The master-planned district, which comprises four coral-shaped islands, has a pipeline of 8,500+ hotel keys and more than 18,000 residential units, with global opera- tors including Rixos, Hilton, Radisson and Mövenpick already present. High-profile upcoming devel- opments include Nobu Hotel & Residences, The Address Al Marjan, JW Marriott Residences and an expanding portfolio of branded residential communities.
