Four Seasons says the Middle East is central to its long-term growth strategy, with six new hotels and three residential developments planned in Saudi Arabia alone. Its regional pipeline includes Four Seasons Resort and Residences AMAALA at Triple Bay, Four Seasons Resort and Residences Red Sea at Shura Island, Four Seasons Hotel Madinah, Four Seasons Hotel and Residences Jeddah at the Corniche, Four Seasons Hotel Diriyah and Four Seasons Resort NEOM at Sindalah. Alejandro Reynal, President and CEO, Four Seasons, said the region is central to the group’s growth strategy. Mandarin Oriental is adding another luxury Saudi project with Mandarin Oriental, Jeddah , expected to open in 2030 in Jeddah Central. The development will include 140 rooms and suites, 115 apartments and 187 branded residences. Laurent Kleitman, Group Chief Executive, Mandarin Oriental, said the project reflects confidence in Saudi Arabia’s growing appeal for luxury hospitality and cultural exchange. Minor Hotels is widening its regional brand footprint in 2026. Tivoli La Vie Muscat will mark Tivoli’s debut in Oman with 79 hotel rooms and 100 serviced branded residences, while Tivoli and Avani Bilaj Al Jazayer Bahrain Resorts are scheduled for
Q4 2026, bringing both brands to Bahrain. There are plenty of new luxury brands debuting too, with 2027 the launch year. They include Gran Melia, Port De La Mer, opening on Dubai’s new Port De La Mer Island – the Melia brand’s first beach resort; Baccarat Dubai from New Work, making its mark with tapering twin towers designed by world-renowned architectural firm Studio Libeskind; and Aman Dubai, on the Dubai Peninsula – a new development in Jumeirah. On the World Islands, 2027 newbies will range from the Buddha Bar Hotel with floating homes, underwater bedrooms and waterside dining, to Hygge hotel – a Hygge-inspired escape from the Kleindienst Group offering Scandinavian-style comfort and calm in The Heart of Europe. All of these developments show a region that is not pausing. The operating environment may be volatile, but the development pipeline is still moving, and the brand story is becoming more sophisticated. The Middle East is no longer only a luxury resort or city-hotel play. It is becoming a multi-segment growth platform: ultra-luxury on islands and in cultural destinations, branded residences in mixed-use schemes, lifestyle hotels in urban hubs, midscale in secondary cities, and economy hotels in pilgrimage and road-travel corridors. For global hotel brands, that makes the region not just resilient, but strategically important.
ONES TO WATCH
The global six are not the only names shaping the region. Radisson Hotel Group has 58 properties and 12,704 keys operating in the Middle East, with 30 properties and 5,107 keys under development. Saudi Arabia is its biggest regional focus, with 29 hotels operating and 17 under development, and a target of 100 hotels in the Kingdom by 2030 . Elie Younes, Executive Vice President and Global Chief Development Officer, said the Middle East is a “key focus” for the group, with almost 90 hotels open or under construction. Wynn Resorts is creating one of the region’s most closely watched openings with Wynn Al Marjan Island in Ras Al Khaimah scheduled to debut in 2027 . Set on a 60-hectare island off the coast of Al Marjan Island, the integrated resort will be Wynn’s first-ever beachfront resort and its largest property to date , marking a major expansion of the brand’s global luxury hospitality portfolio. The development will include a striking 70-storey resort tower rising 352 metres above the sea , with 1,530 rooms and suites, including exclusive high-end accommodation concepts. Alongside its hotel offering, the resort will feature 2 2 restaurants, lounges and bars , a 7,708sqm events centre , luxury retail, entertainment venues,
