the lambert Bros. farms are located in the heart of Central illinois, northwest of Princeville (north of Peoria, il). several of the tracts represent some of the most productive farmland in illinois with Productivity indexes in the 130 - 135 range (Class a soils). other tracts offer premier whitetail deer and wild turkey hunting land, combined with tillable acres which offers a considerable amount of income.

Method & Terms
a survey has recently been completed. tracts 1 – 8 will be sold on a price per acre basis, based on the recently surveyed acres. tracts 1 - 8 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until tracts 1 - 8 have been sold. tract 9 will be offered last and sold for a “lump sum” total dollar amount. the farm will not be offered in its entirety at the conclusion of the auction or in any combinations. ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing. Closing will be within 30 days, on or before friday, october 7, 2016. title insurance will be issued in the full amount of the purchase price. the 2016 real estate taxes will be paid by the sellers, as they are retaining the 2016 cash rent income.
