ESRT Version 2.0

The Playbook In April 2009, ESRT published “Version 1.0” of the Empire State Building’s deep energy retrofit case study — a first-of-its-kind, open-source blueprint to achieve deep reductions in energy usage with a strong economic justification. In April 2022, ESRT partnered with NYSERDA to expand upon our foundational Version 1.0 work and develop Version 2.0 and the Empire Building Playbook: An Owner’s Guide to Low Carbon Retrofits . Based on ESRT’s findings, processes, and principles, the Playbook provides replicable technical and economic approaches to reduce the energy and emissions of high-rise buildings. Our Version 1.0 work was fully integrated across our commercial portfolio and offered the real estate industry a first-of-its-kind model for scalable energy efficiency. The Playbook builds on this legacy through case studies of ESRT properties, including the Empire State Building, to showcase the tools, process, technologies, financial analysis, and implementation plans designed to achieve a 50% or more reduction in energy usage at each property, based on a technical and economic balance. In 2024, ESRT and NYSERDA expanded the Empire Building Playbook to include multifamily buildings and launched The Retrofit Playbook for Large Buildings . Based on ESRT’s commercial blueprint, it provides technical and economic pathways for deep energy reductions in multifamily buildings. Through our ongoing partnership, we continue to update the Playbook with new case studies, technologies, lessons learned, and best practices. In 2024, we assembled a manufacturers’ consortium with NYSERDA to accelerate modernization and efficiency across New York. In collaboration with key technology providers, the consortium demonstrates how advanced equipment and systems deliver energy efficiency and provide comfortable homes and workspaces with measurable financial returns.
