Innovation In alignment with our approach to strategically evaluate and leverage innovative technologies, ESRT continually tests, evaluates, pilots, and implements select energy efficiency, water conservation, waste diversion, and IEQ strategies and technologies across our portfolio. • Photovoltaic glass windows to convert light to electricity without compromise to optical properties • AI pilots integrated into our smart building operating system to further streamline all building operations that includes BMS, FDD, digital maintenance and commissioning, and energy management and analytics • Ultra-high performance window technologies that include triple pane retrofit options • Circadian rhythm LED lighting project to measure impact on human productivity, health, and comfort • Pilots to submeter discrete tenant loads such as lighting, HVAC, servers, pantry equipment, and plug loads for continuous advancement, data collection, and occupant experience • Advanced analytics platform that transforms waste data into actionable intelligence and drives smarter diversion strategies • RTEM+ software, hardware, and controls to enhance integration of tenant systems and usage into advanced building controls and the optimization of energy usage • Proof of concept completed at ESB and advanced to implementation across the portfolio for proactive ultra-sensitive refrigerant fugitive emissions detection, alarm, and reporting data • IEQ pilots for emissions associated with natural gas boilers • IEQ proof of concept underway for new advanced IEQ sensors with lower operational cost and integration of key metrics into BMS • Tenant Energy Management (TEM) enhanced analytics combined with tenant interaction • Carbon capture technology to filter out CO 2 and contaminants to simultaneously drive high-quality carbon sequestration and enhance IEQ
Carbon Capture In 2025, ESRT continued to deploy a new, cutting-edge platform to reduce Scope 1 direct emissions at the Empire State Building. In 2023, ESRT began to pilot Thalo Capture — a proprietary low-power, modular distributed carbon capture system that permanently mineralizes CO 2 in a safe, solid form at the Observatory. This system filters out CO 2 and contaminants to simultaneously drive high-quality carbon sequestration and enhance indoor environmental air quality. The pilot permanently captured over 100 kg of carbon dioxide and laid the foundation to expand permanent carbon capture at the Observatory in 2024.
