Tenant Engagement Our tenants are critical to the success of ESRT’s sustainability programs, policy implementation, asset performance, and strategies throughout our portfolio. Tenants’ energy and water consumption, waste production, and related behaviors have a significant impact on the buildings’ overall performance and our sustainability goals. We proactively engage with our tenants to align with our sustainability objectives and provide them with assistance to measure, report, and achieve their sustainability goals. To assist our tenants in their sustainability journey, we collaborate and offer actionable recommendations, IEQ support, waste management practices, and ROI-based design and construction energy efficiency reviews. Our tenants have proven science and data-based energy efficiency and IEQ plans, and work in leading healthy spaces. We provide our tenants with their environmental disclosure data on energy, emissions, water, waste, IEQ, compliance, and green certifications as a service and benefit of their choice to be an ESRT tenant. Program Overview Our partnership with our tenants goes beyond traditional engagement. We work with tenants at every stage of the relationship to integrate priorities and customize initiatives that support their sustainability goals and drive building performance. Our collaboration begins with their leases, continues through the design and construction of their space to incorporate energy efficient and innovative solutions, and extends to ongoing support in daily operations to help implement best practices and achieve long-term sustainability success.

Maintained Green Lease Leader Platinum Recognition in 2025

Green Leasing Our leases foster collaboration to achieve efficiency and include performance-based criteria for energy, emissions, water, health, IEQ, responsible materials specifications, and waste diversion. We include green lease clauses in all commercial and multifamily leases, which contributes to our repeated Green Lease Leader Platinum recognition. These clauses require transparent energy, emissions, water, and waste data to be tracked and reported; submetering; and rigorous tenant fit-out requirements. Our leasing team integrates these best practices, efficiency, and IEQ measures with modern design elements through communication of the unique sustainability features included in our state-of-the-art prebuilt spaces.

Design and Construction We review all architectural and MEP designs with tenants to ensure compliance with our lease requirements and alignment with our High Performance Design and Construction Guidelines. The guidelines include energy efficiency standards, which through our comprehensive modeling and M&V work demonstrate returns of 20% to 57% modeled energy savings, with a payback period of two to five years. Evaluation and assessment of the strategies we implement at each asset result in increased tenant satisfaction, comfort, and well-being; a strong ROI for our investors and tenants; and meaningful, productive work for our tenants.

ESRT maintained Green Lease Leader Platinum recognition in 2025 — the highest recognition possible — for our dedication to whole-building sustainability with a focus on performance of tenant spaces and execution of green leases across 100% of the portfolio. ESRT was highlighted in a Green Lease Leaders case study on how green leasing supports building performance standards and compliance.
