301. Friendly tennis golf and pickle ball groups. Good entertainment.
302. HOA increase every year. Board does what they want instead of the majority of owners wishes. Everyone talks transparency when convenient but I don't find that the case. It is only a word that the board and office use to give people false security in their planning. I don't feel ORPS has done their part to keep this a five star resort. And are using the older rigs as a scapegoat. Most of those are better built than a lot of the new 5th wheels. All also feel it is who you know or are in here for special privileges. 303. Wonderful resort appearance, and great landscaping. Great neighbors (for the most part) and friends! Great golf course and new staff! Great facilities. My wife lives for the quilt group...Happy wife, happy life!!!!!

307. Our social activities have been in flux. I would like to see conditions stabilize, with regard to kitchen facilities, social events &recreational opportunities. The best things seem to happen right now by small groups (excepting the virus) i.e. {Pickleball, entertainment, happy hours.

310. Great community and close to everything. Definitely would not recommend to any pickleball enthusiast since they would have to play off site. 311. Satellites are not up to standard. There are no proper dog walks. I would recommend the grounds, security, restaurant, hair and nail salon, Marge’s 312. I’m neutral on both ends. Some things I love and others not so much. We have been there for 14 years and have seen changes we are not happy with. A couple things would be costs have risen on all events and having to pay rent for rooms at our clubhouses is ridiculous. The main laundry room is ridiculous. Machines broken and takes weeks to fix etc. We pay enough HOAs that should be covering a lot of these otherwise we might as well rent. Also we are Canadians and with the exchange it costs us 35-40% more than Americans.

316. The cost of our HOA's has increased and is a reason some people sell their lot. As an owner I want a lovely, safe resort but also want the considerations of all owners noted not just what the "board" wants. The daily $15 fee for renters causes owner who rent to lower their monthly fee.
