D. I-1 Special Uses. 1. Any special use allowed in the MXI District, except for I-1 permitted uses. 2. Public and private hazardous waste facilities. 3. Large recycling collection centers and recycling processing centers. 4. Other special uses not otherwise specifically listed as a permitted, special or conditional use, but which are in keeping with the intent and compatible with the permitted uses of the I-1 zoning district. a. Exception : Uses of a more intensive type (such as retail and service businesses which provide a particular service to the industrial use, or serve as a convenience to industry employees) may be allowed at selected locations if acceptable environmental conditions are specified.
F. I-1 Use Limitations. 1. Outdoor operations, display and storage is permitted in all areas; except that only parking and display areas are permitted in the minimum front yard setback. 2. No building must be used for residential purposes; except that a watchman or custodian may reside on the premises inside an industrial use structure or in a manufactured home. 3. There must be no emission of dust, noise, odor or vibration, which must be detectable as a nuisance beyond the property line. G. I-1 Zoning Lot Size Requirements. 1. Minimum zoning lot area : 10,000 square feet. 2. Minimum zoning lot width at front building setback: 75 feet. 3. Minimum zoning lot depth : 100 feet. 4. See Zoning Regulations Section 3-102D) for zoning lot depth to width ratio requirements. H. I-1 Bulk Regulations. 1. Maximum structure height : 35 feet 2. Yard setback requirements: a. Minimum front yard setback : 25 feet on all sides abutting a street.
E. I-1 Conditional Uses. 1. Any conditional use allowed in the MXI District, except for I-1 permitted uses. 2. Asphalt and concrete mixing plants.
b. Minimum side yard setback: 10 feet. c. Minimum rear yard setback: 10 feet. 3. Maximum zoning lot coverage : 75%.
