K. PUD Replats and Variances. 1. Replats. Any recorded plat or part of a plat in a PUD may be replatted, provided that the replat substantially complies with the approved Preliminary PUD Plan. a. See Zoning Regulations, Section 5-122 I 2 on Substantial Compliance.
L. Abandonment of PUD. 1. If a developer chooses to abandon all or part an approved Preliminary PUD Plan, the developer must notify the City in writing, by certified mail, return receipt requested . 2. For any abandoned PUD or PUD phase , the Governing Body must adopt an ordinance to repeal the PUD Overlay District for the abandoned PUD or PUD phase. The repeal ordinance must include: a. Reestablishment of the Zoning Regulations and other local ordinances which were applicable immediately prior to the date of publication of the PUD's establishing ordinance. b. An amendment to the official Zoning Map showing the PUD's repeal.

2. Variances. Modification of certain provisions of the zoning requirements for a specific parcel in a PUD, which does not change the zoning of the parcel, may be applied for as a variance. a. See Zoning Regulations, Section 11-106, on Variances.
