D. Accessory and Conditional Use Parking. 1. Accessory off-street parking facilities provided for the uses listed in this Article 6 must be used solely by patrons, occupants or employees of the uses, for parking motor vehicles which are in operating condition. 2. Conditional Use For Parking. In any zoning district, the Board of Zoning Appeals may grant a conditional use for the establishment of additional parking , as long as the following conditions are met. a. Location: The nearest access to the conditional use parking area must be no more than 300 feet away from the nearest entrance of the structure for which the parking is provided, measured along a public pedestrian way. b. Use: A conditional use parking area must be used only for passenger vehicles. It must not be used for sales, storage, repair work, dismantling or servicing of any vehicles, equipment, materials or supplies. (1) Only signs necessary for proper operation of the parking lot are permitted. c. Conditional use parking area improvements must meet Site Plan Review design standards. E. Residential Parking. 1. For single-family dwellings, two-family dwellings, and all types of manufactured and mobile homes, parking on driveways is considered to be permitted temporary parking . a. A resident's inoperable vehicle may be parked in a zoning lot's driveway for up to 30 consecutive days . 2. Repairs and servicing. Except for incidental repairs to a resident's vehicle, no motor vehicle repair work or servicing of any kind is permitted in off-street parking spaces or structures.

ARTICLE 6. OFF-STREET PARKING & LOADING 100 Off-street Parking A. Applicability. In any zoning district, all structures built or existing structures expanded, and all uses established or expanded after the adoption of these Zoning Regulations must provide accessory off-street parking as required in this Article 6. B. Types of Off-street Parking. 1. Open parking refers to parking spaces which are open to the sky. 2. Garages and Carports. Such structures provide sheltered parking spaces, which are not open to the sky. a. Principal buildings with integrated or attached garages or carports are subject to the applicable zoning district's yard setback requirements . b. Detached garages and carports are subject to the accessory use provisions of these Zoning Regulations, particularly the bulk regulations. (See Zoning Regulations, Article 7.) 3. PARKING LOTS are areas at ground level which are dedicated to off-street parking. a. Parking lots may include carports providing covered parking. b. Associated access aisles, queuing or holding areas, and pedestrian access ways are considered part of a parking lot. C. Maintenance. All required open off-street parking spaces and driveways must be maintained in a safe and serviceable condition.
