3. Unless an accessory building is attached to and forms a part of the principal structure, all parts of an accessory building must be at least 10 feet away from any principal structure. a. Exception: A detached garage may be within 10 feet of the principal structure. 4. In all residential districts, the aggregate total floor area of all accessory buildings and structures must be less than the gross floor area occupied by the principal structure, and less than twice an accessory storage structure's maximum permitted gross floor area. 5. Otherwise, accessory structures and uses must comply with their zoning district's bulk regulations. a. Buildings accessory to single-family dwellings, two- family dwellings, or manufactured/mobile homes must not exceed 200 square feet in gross floor area, unless a conditional use as an exception is granted by the Board of Zoning Appeals for a larger building. (1) Exception: In the SF-1 District, 500 square feet is permitted. (2) Exception: In the SF-2 District, 300 square feet is permitted. (3) Exception: The size of buildings for agricultural use (as defined in these regulations) is not limited. Such buildings do require a zoning permit.
101 Accessory Dwelling Units (ADUs) A. Authorization. In connection with a permitted principal dwelling unit, accessory dwelling units may be permitted in residential and MXN zoning districts as a conditional use. 1. Unless developed as an ADU , temporary or permanent living or sleeping quarters are prohibited in any accessory structure . B. Definition of ACCESSORY DWELLING UNIT. An accessory dwelling unit (ADU) is a separate, complete dwelling unit with its own kitchen, sleeping area, and full bathroom facilities, located on the same lot as a permitted single-family dwelling unit which exists or is under construction. 1. One ADU may be contained within a detached single-family dwelling, be included within an attached accessory structure, or be in a separate accessory structure which is located on the same zoning lot. 2. Residential-design manufactured homes, manufactured homes, mobile homes, and vehicles of any type are not permitted as ADUs . ( See definition of MANUFACTURED HOUSING.) C. An accessory dwelling unit must: 1. Be located on a zoning lot at least 5,000 square feet in area , in conjunction with an existing detached single-family dwelling. 2. Comply with the bulk regulations for Accessory Structures (See Zoning Regulations, Section 7-100E) , except that an Accessory Dwelling Unit must be set back at least 10 feet from the rear lot line. 3. Be designed to complement the architectural design and character of the primary single-family dwelling. 4. Have a foundation. 5. Be connected to public utilities.
