2. Row Interior Landscape Islands: Rows of parking spaces longer than 15 spaces must have at least 1 interior landscape island. a. In parking lots of more than 50 space s, provide at least 1 interior landscape island per 25 parking spaces . b. Each interior landscape island must be at least 10 feet wide from back of curb to back of curb, and extend the full width of the parking row. 3. End Cap Landscape Islands: Terminate all rows of parking spaces at both ends with landscaped end caps. a. Landscaped end caps must be at least 5 feet wide from back of curb to back of curb, and extending the depth of the parking space. D. Parking Lot Interior Landscaping. 1. Provide interior landscaping in all new parking lots or additions to parking lots, to soften and separate long rows of parked cars. a. Provide a minimum of 200 square feet of landscape area for every 15 parking spaces .

2. Required Plants for Parking Lot Interior Landscaping. a. Provide at least 1 shade tree or 2 ornamental trees per 10 parking spaces in the parking lot interior landscaping plan. b. Cover at least 25% of the required landscape area with shrubs, perennials, and groundcovers. c. M ulch plant beds . d. Design landscaping beds to provide year-round interest . 3. Design required landscape areas so that plant materials at mature spread maintain the following clearances: a. Do not allow plant materials to encroach into the 2-foot bumper overhang area in front of parking spaces, or into the 2-foot door swing area to the side of a parking space. b. Plant materials at mature spread must be maintained to be clear of sidewalks . E. Parking Lot Perimeter Screening. 1. Continuously screen all new parking lots or additions to parking lots except at points of vehicular or pedestrian ingress and egress, to a minimum height of 3 feet above the parking surface . a. Exemption : In any zoning district, open parking lots in single-family and two-family residential projects are not required to be screened. 2. Parking lot screening may be achieved by the use of berms, plantings, walls, or fences, under the following conditions: a. Walls and fences may not be used as the sole means of screening a parking lot, but may be used in combination with berms and plantings. b. Use architectural articulation and landscaping to avoid bland and monotonous walls or fences.

(1) Decorative paved surfaces (such as brick pavers, stamped concrete or colored concrete) within a parking lot interior landscape area, which connect public sidewalks to buildings on private property, may be credited to a maximum of 45% of street yard landscape area. (2) Non-decorative paving, such as asphalt or standard exterior concrete slab, does not count as landscape area.
