6. Where screening is achieved with berms in combination with trees, shrubs, walls or fences , locate plants in a planting bed 10 feet minimum in width between the parking lot paving or curb and the edge of any adjacent sidewalk. a. Maximum side slope for berms is 3 horizontal to 1 vertical, and berm tops should not be level, but rather should be shaped to look like natural landforms. 7. Design required landscape areas so that plant materials at mature spread maintain the following clearances: a. Do not allow plant materials to encroach into the 2-foot bumper overhang area in front of parking spaces, or into the 2-foot door swing area to the side of a parking space. b. Plant materials at mature spread must be maintained to be clear of sidewalks . 8. Select plants to maintain a solid screening effect on at least two-thirds of the treated frontage during all seasons of the year . 9. For parking lot perimeter screening, select shrubs that are expected to be at least 36 inches in height by the end of the third year after planting. Space shrubs close enough together to achieve a visual screen when the plants reach maturity.
3. Adjacent landscaping for required land use buffers and street yards may be substituted for required parking lot screening, provided that: a. The requirements for VEHICLE ACCESS VISION TRIANGLES and VISION TRIANGLES are maintained. (1) Within a vehicle access vision triangle, shrubs, walls and fences which are 25% or more opaque in design must extend no more than 3 feet above finish grade . (2) Within a V ision Triangle , locate and maintain shrubs, walls and fences at a maximum of 33 inches in height. b. Street yard sight clearances are maintained, as described in 3.4.7-D. c. The minimum requirements for number of trees, as specified in sections 3.4.7-C on street yards and 3.4.8-B on land use buffers, are met. d. Shrubs used in meeting screening requirements cannot be substituted for required trees. 4. Where screening is achieved with walls or fences in combination with landscaping , plants should be located in a planting bed 3 feet minimum in width between hardscape elements. a. Locate landscape materials on the public right-of-way side of the wall or fence, but not in the public right-of- way. 5. Where screening is achieved exclusively with shrubs, trees and other landscape materials , locate plants in a planting bed 5 feet minimum in width between the parking lot paving or curb and the edge of any adjacent sidewalk.
