11. Maintenance is responsibility of property owner a. All landscape areas maintained at all times, neat and orderly, free from refuse and debris b. Maintenance includes mowing, trimming, weeding, cultivation, mulching, fertilizing, pruning, disease and insect control, replacement of dead plants, etc. c. Maintenance includes supporting young trees during establishment, including trees planted on adjacent public rights-of-way (Tighten and repair guy lines and stakes, and remove them before the tree's 2nd growing season) (Water, including watering in late autumn for winter hydration; when necessary, restore watering saucer) d. When necessary, reset shrubs and perennials to proper grades and upright position e. Mulch planting beds C. Calculating Required Plant Materials (3.4.4) (applies to all SPR projects) 1. A multi-trunked tree counts as only 1 required tree. 2. Existing trees, in a required landscape area, in good condition, protected from construction damage, may be counted as the equivalent of required shade trees: • 3"-6" in trunk diameter (measured 6" above ground) = 1 required shade tree • 6" or more in trunk diameter (measured 6" above ground) = 2 required shade trees 3. D esirable existing vegetation in a landscaped area, protected during construction, may be credited toward required landscaping 4. Landscaping for monuments and signs may be counted simultaneously for screening or street yards 5. Plants on adjacent property are not counted as part of a required buffer or screen, unless requirement is waived by SPRC because adjacent property already has an adequate buffer or screen 6. If a plant requirement calculation results in a fraction, round up to the next whole number 7. Percentage Area of Living Plant Materials — at least 55% of the ground surface a. Turfgrass can be used to cover a maximum of 75% of the area of living plant material • Irrigated fescue turf preferred in front yards • On large lots, buffalograss or other warm season turf may be acceptable, as approved by the SPRC b. Tree canopies do not count as part of the area of living plant materials
c. Required landscape area not covered with living plant materials may be covered with mulch, stone, brick, or similar materials
