3. Fuel gas. a. Licensed Contractor. All gas piping work must be completed by a licensed plumbing contractor or a licensed LP installer, and according to current City plumbing code. b. Location. Unless installed in a gas-tight conduit, gas piping must not be installed underground beneath manufactured houses, accessory buildings, concrete slabs, or automobile parking areas. (1) No flex connectors must be installed under the manufactured house. (2) Approved gas piping must extend out from under the manufactured house laterally at least 6 inches. c. Stop Cock and Connector. Each individual manufactured house must have a gas stop cock, connected to the house with an approved flexible outdoor connector no more than 6 feet long. 4. Stairs and handrails. Each exit from the manufactured house must be provided with outside stairs which reach from grade to finished floor deck elevation, and are constructed to current Andover code standards for one- and two-family dwellings. a. All outside stairs 30 inches or more in height must have handrails. 5. Exterior wooden structures. Stairs, porches, handrails, or other exterior structures built of wood and subject to weather must be constructed with either wood that is factory-treated for decay resistance, or of a wood with natural resistance to decay and termites. a. Field treatment of lumber for decay resistance is not acceptable .

F. RESIDENTIAL-DESIGN MANUFACTURED HOME. 1. Nothing in these Zoning Regulations preempts or supersedes valid restrictive covenants running with the land, regarding the placement or location of a residential-design manufactured home. 2. Residential-design manufactured homes must provide all of the accommodations necessary to be a dwelling unit, and must be architecturally compatible with site-built housing. 3. Installation Requirements. a. Installation must comply with the recommended installation procedures of the manufacturer . b. When installed on the zoning lot, the moving hitch, axles, wheels and transporting lights must be removed. c. A residential-design manufactured home must be installed on a continuous, permanent foundation or curtain wall at least 22 feet wide under the perimeter of the home. (1) All footings, foundation walls and appurtenances must conform to the current Andover Residential Code. (2) Foundation may be concrete or masonry. (3) Curtain wall must be masonry, and unpierced except for required ventilation and access. (4) The foundation or curtain wall may include a walk-out basement and/or garage . d. Finish floor elevation of the installed home must be 24 inches maximum above the exterior finish grade of the zoning lot, as measured at the main entrance into the dwelling. e. When installed, a residential-design manufactured home must be connected to all utilities as required by applicable City codes and regulations.
