4. Roof of a residential-design manufactured home must: a. Be predominantly double-pitched, with a minimum 2.2 inches of rise for every 12 inches of run. b. Be covered with material customarily used on site-built dwellings, including but not limited to approved wood, fiberglass, or asphalt composition shingles. (1) Corrugated aluminum, corrugated fiberglass, or metal roofs are not permitted . c. Have a minimum eave projection and roof overhang of 10 inches (which may include a gutter), on at least two sides. 5. Exterior siding of a residential-design manufactured home must: a. Be of a non-reflective material customarily used on site- built dwellings, including but not limited to wood, composite, fiber cement, conventional vinyl or metal siding, brick, or stucco. (1) Metal or plastic panels, whether smooth, ribbed or corrugated, are not permitted . b. Siding material which extends below the top of the exterior of the foundation or curtain wall, or the joint between the siding and the enclosure wall, must be flashed in accordance with City building codes.
6. Additions. a. Entry Landing. Construct a landing at the main entrance door at least 3 feet by 3 feet in area, which meets City building code requirements. b. Unless designed and constructed by a manufactured home factory, any attached addition to a residential- design manufactured home must comply with all City building codes construction requirements. 7. Porch or Garage. a. Garage. If 50% or more of existing site-built housing on both sides of the street on which the residential-design manufactured home is to be installed have a garage, then the residential-design manufactured home must also have a garage. b. Porch or Recessed Entry. If 50% or more of existing site-built housing on both sides of the street on which the residential-design manufactured home is to be installed have a porch or recessed entry, then the residential-design manufactured home must also have a porch or recessed entry. c. Roofing and siding material of the garage, porch or recessed entry must be similar in appearance to materials on the roofing and siding of the rest of the residential-design manufactured home. d. The percentages of existing site-built housing with a garage, porch or recessed entry are determined by the Zoning Administrator. (1) On a corner lot, "street" means the street designated for the household address number.
