B. SF-3 Permitted Uses. 1. Any use permitted in the SF-2 District. C. SF-3 Special Uses. 1. Event venues. D. SF-3 Conditional Uses.
106 SF-3 Single-family Residential / Zero Lot Line District A. Intent. This district is intended to allow for zero lot line single-family dwellings, while retaining a minimum lot size comparable to conventional single-family dwellings in the surrounding area. 1. ZERO LOT LINE DEVELOPMENT allows one exterior wall of a single-family dwelling to be constructed on a common side property line, while complying with all fire code requirements for construction on a lot line. Such planned developments are intended to increase the amount of usable open space on each lot.
1. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use. E. SF-3 Use Limitations. 1. Food Trucks are prohibited from vending in residential zoning districts, except when they are part of a City-permitted community event. (See Zoning Regulations, Section 7-102C4, for Community Events as Temporary Use.)
