F. MXR Zoning Lot Size Requirements. 1. Minimum zoning lot area :

G. MXR Bulk Regulations. 1. Maximum structure height : 45 feet. 2. Yard setback requirements:

a. Single-family detached dwellings: 8,000 square feet. b. Two-family dwellings: 4,000 square feet per dwelling unit. c. Single-family attached dwellings and townhouses: 3,000 square feet per dwelling unit, but at least a 10,000 square foot lot. d. Multiple-family dwellings and apartment buildings: 3,000 square feet per dwelling unit, but at least a 10,000 square foot lot. e. Other permitted uses: 10,000 square feet. 2. Minimum zoning lot width at front building setback: a. Multiple-family dwellings and apartment buildings: 100 feet b. All other permitted uses: 75 feet 3. Minimum zoning lot depth : 100 feet. 4. See Zoning Regulations Section 3-102D) for zoning lot depth to width ratio requirements.

a. Minimum front yard setback: 20 feet on all sides abutting a street, except 25 feet to the front of a garage or required permanent parking space. b. Minimum side yard setback: (1) Single-family attached: 7 feet on each side, except for the common lot line of an attached dwelling. (See definition of ATTACHED DWELLING.) (2) All other permitted residential dwellings: 7 feet.

(3) All other permitted uses: 10 feet. c. Minimum rear yard setback: 20 feet. 3. Maximum zoning lot coverage : 40%.
