3. Small cell or DAS facilities which are not located in a public right-of-way, or entirely inside a structure, or entirely on the site of a campus, stadium or athletic facility. E. MH-1 Use Limitations. 1. Food Trucks are prohibited from vending in residential zoning districts, except when they are part of a City-permitted community event. (See Zoning Regulations, Section 7-102C4, for Community Events as Temporary Use.) F. MH-1 Zoning Lot Size Requirements. 1. Minimum zoning lot area : 80,000 square feet. 2. Minimum zoning lot width at front building setback: 150 feet. 3. Minimum zoning lot depth : 140 feet. 4. See Zoning Regulations Section 3-102D) for zoning lot depth to width ratio requirements. G. MH-1 Bulk Regulations. 1. Maximum structure height : 35 feet. 2. Yard setback requirements: a. Minimum front yard setback: 25 feet on all sides abutting a street. b. Minimum side yard setback: 15 feet, unless otherwise established by the standards of Section 5-110H of these Zoning Regulations. c. Minimum rear yard setback: 25 feet, unless otherwise established by the standards of Section 5-110H of these Zoning Regulations. 3. Maximum zoning lot density : 7 manufactured homes per acre.

110 MH-1 Manufactured Home Park District A. Intent. This district is intended for medium density manufactured home parks, which are located along arterial streets, and where no more than 10% of the manufactured homes are rentable. 1. Manufactured homes are not permitted on individually owned zoning lots in Andover. 2. Manufactured homes are further governed by the provisions of Section 4-105 of these Zoning Regulations, on Manufactured Housing. B. MH-1 Permitted Uses. 1. Manufactured home parks. 2. Related facilities located in the manufactured home park, for the exclusive use of the residents, including: a. Community facilities , including child care centers, community buildings, washrooms, restrooms, laundry facilities, storm shelters, storage areas, and management offices for the park. b. Recreational facilities , including playgrounds, swimming pools, tennis courts, shuffleboards, ball fields, and lakes providing boating and fishing.

C. MH-1 Special Uses. 1. Event venues. D. MH-1 Conditional Uses.

1. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use. 2. Sales area for storage and inspection of new or used unoccupied manufactured homes.
