C. B-1 Special Uses. 1. Activity centers for senior citizens.

111 B-1 Office Business District A. Intent. This district is intended for business and professional offices, along with compatible institutional and public land uses, which generate limited evening activities, and are typically located adjacent to arterial streets. This district may serve as a buffer between residential districts and adjacent business or industrial districts. B. B-1 Permitted Uses. 1. Antennas for Wireless Communication Facilities mounted on existing structures, subject to the requirements of Section 4-109 of these Zoning Regulations. 2. Business and professional offices. a. Storage space in each such structure must not exceed 50% of the gross floor area. 3. Personal care and medical services , such as barbers, beauticians, nail salons, massage therapists, physical health and fitness services, as well as chiropractors, dentists, doctors, opticians, optometrists, and the like. 4. Public offices, except for post offices and driver's license exam or motor vehicle registration facilities.

2. Chapels, churches, mosques, synagogues, and temples. 3. Educational, religious, and charitable institutions. 4. Event venues. 5. Hospitals. 6. Funeral homes and mortuaries. 7. Philanthropic institutions, including facilities for distribution or merchandising of goods for the needy. 8. Public buildings or land used by any governmental agency, including post offices and driver's license exam or motor vehicle registration facilities. 9. Self-service storage facilities, subject to the requirements of Section 4-107 of these Zoning Regulations (See definition of SELF-SERVICE STORAGE FACILITY.) a. Exception: S igns must meet the regulatory requirements of the zoning district in which the self-service storage facility is located. 10. Utility facilities, both private and public , including electric and telephone substations, gas regulator stations, pumping stations, standpipes, and water towers. 11. Other special uses not otherwise specifically listed as a permitted, special or conditional use, but which are in keeping with the intent and compatible with the permitted uses of the B-1 zoning district.
