D. B-1 Conditional Uses. 1. Animal clinics or hospitals limited to the care and treatment of small animals, including facilities for grooming, subject to all the following conditions: a. All animals must be harbored and treated in a completely enclosed building. b. Accessory incineration for the disposal of dead animals is not allowed. 2. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use. 3. Single-family dwellings as an accessory use to a business , when approved as a conditional use for circumstances related to the business operator. a. No alterations must be made to the exterior of the principal business structures which change their character. b. The space devoted to residential use must be completely separate from the business . No shared use of required facilities (bathroom, kitchen, parking, etc.) is permitted. 4. Research laboratories.

E. B-1 Use Limitations. 1. Landscaping. All structures must be located on sites that are landscaped, except for parking areas and hard-surfaced walks. 2. Lighting. Exterior lighting fixtures must be shielded wherever necessary to avoid casting direct light on any property located in a residential district. a. Avoid creating glare that may create a hazard for traffic on any public street. 3. No outdoor storage is permitted, except for display of goods for sale as a temporary use. (See Zoning Regulations, Section 7-102C.) 4. No outdoor operations or servicing of vehicles is permitted. F. B-1 Zoning Lot Size Requirements. 1. Minimum zoning lot area : 10,000 square feet. 2. Minimum zoning lot width at front building setback: 75 feet. 3. Minimum zoning lot depth : 100 feet. 4. See Zoning Regulations Section 3-102D) for zoning lot depth to width ratio requirements. G. B-1 Bulk Regulations. 1. Maximum structure height : 45 feet. 2. Yard setback requirements:

a. Minimum front yard setback: 35 feet. b. Minimum side yard setback: 20 feet. c. Minimum rear yard setback: 20 feet. 3. Maximum zoning lot coverage : 35%.
