B. MXN Permitted Uses. 1. Any use permitted in the B-2 District.

113 MXN Neighborhood Transition / Mixed Use District A. Intent. This district is intended to create a vibrant, compact, walkable , mixed use urban environment along the US-54/400 corridor. 1. Mixed Use. Provide a variety of high quality, medium density housing options, retail businesses, and service businesses, all in close proximity to each other. a. Permitted uses may be mixed both vertically and horizontally. 2. Pedestrian Environment. Locate buildings close to streets, and provide wide sidewalks. a. Use landscaping, patios, interesting building entry features and the like to create an attractive pedestrian experience. 3. Public Open Spaces. Design streets, squares, and public ways to create usable public spaces which enhance the pedestrian level experience. a. Common public open spaces may be aggregated as a substitute for required landscaped street yards. 4. Streets. a. Design side streets for slow speeds to protect the pedestrian-oriented environment, with pedestrian- friendly intersections and crosswalks . b. Design frontage and backage roads to carry higher traffic volumes. 5. Parking. a. Where adequate spaces and right-of-way are available, on-street parking may be used to meet requirements for parking. b. Private parking may be shared among multiple properties.

2. Single-family detached and two-family dwellings, group homes, apartment buildings, condominiums and townhouses. 3. Banks and other financial institutions. 4. Bed and breakfast homes which meet the parking requirements of Section 6-101B1g of these Zoning Regulations. 5. Business and professional offices, including those with live-work units . a. Storage space in each such structure must not exceed 50% of the gross floor area. 6. Drinking establishments and package liquor stores. 7. Hotels. 8. Indoor recreation centers including bowling alleys, skating rinks and the like, and indoor theaters. 9. Public parks and playgrounds. 10. Restaurants with patio seating as an accessory use, but not in the public right-of-way.
