C. MXN Special Uses. 1. Activity centers for senior citizens. 2. Car washes. 3. Convenience stores, gas stations or other like facilities with vehicle fuel dispensers . 4. Event venues. 5. Farmers markets. 6. Fuel dispensers, for retail sales. 7. Limited types of light assembly and manufacturing operations, accessory to retail use . a. The entire ground floor along the principal street must be used for office space, display, or retail sales. b. Any business establishment must occupy no more than 6,000 square feet of floor space. c. Any business establishment must employ no more than 20 employees on the premises. d. Assembly and manufacturing must be conducted within a completely enclosed building. e. Operations must be compatible with other uses in the district, and not constitute a nuisance by reason of dust, smoke, noise, odor, hours of operation, vibration or other offensive conditions. 8. Microbreweries, microdistilleries, and microwineries, including tasting rooms. 9. Public buildings or land used by any governmental agency, including post offices and driver's license exam or motor vehicle registration facilities. 10. Public parking garages.

11. Small private or public schools, including those for: a. Arts, such as music or dance. b. Business. c. Physical skills, such as gymnastics or martial arts. d. Satellite classrooms K-12 or college. e. Technology or trades. 12. Short term rentals, including Airbnb, VRBO, HomeAway, etc. 13. Social or service clubs. 14. Other special uses not otherwise specifically listed as a permitted, special or conditional use, but which are in keeping with the intent and compatible with the permitted uses of the MXN zoning district. D. MXN C onditional Uses. 1. Accessory dwelling units. 2. Drive-in establishments or drive-through facilities. 3. Electric vehicle charging stations, Level 3 or greater (rapid charging), for private use only, as a conditional accessory use. 4. Outdoor operations, including display and storage of materials, and servicing of vehicles or other machines or equipment. 5. Outdoor storage , including display of goods for sale (includes gardening and landscaping materials). E. MXN Use Limitations 1. Storage of goods and servicing must be conducted entirely within a completely enclosed building. a. Exception: Vehicle fuel dispensers, vending machines, bank automated teller machines, and the like.
