D. B-3 Conditional Uses. 1. Any conditional use allowed in the B-2 District, except for B-3 permitted uses. 2. Outdoor operations, including display and storage of materials, and servicing of vehicles or other machines or equipment. 3. Restaurants with patio seating as an accessory use, but not in the public right-of-way. E. B-3 Use Limitations. 1. All business establishments must be retail or service establishments dealing directly with consumers , which includes internet sales. 2. All business, servicing, storage and display of goods must be conducted within completely enclosed structures , unless otherwise permitted, or approved as a conditional use or special use. 3. Construct no new residential structures . 4. Lighting. a. Exterior lighting fixtures must be shielded wherever necessary to avoid casting direct light on any property located in a residential district. b. Avoid creating glare that may create a hazard for traffic on any public street.

F. B-3 Zoning Lot Size Requirements. 1. Minimum zoning lot area : 10,000 square feet. 2. Minimum zoning lot width at front building setback: 75 feet. 3. Minimum zoning lot depth : 100 feet. 4. See Zoning Regulations Section 3-102D) for zoning lot depth to width ratio requirements. G. B-3 Bulk Regulations. 1. Maximum structure height : 45 feet. 2. Yard setback requirements: a. Minimum front yard setback: 35 feet on all sides abutting a street.

b. Minimum side yard setback: 10 feet. c. Minimum rear yard setback: 20 feet. 3. Maximum zoning lot coverage : 35%.
