2. All business, servicing, storage and display of goods must be conducted within completely enclosed structures. a. Exceptions: Vehicle sales, car washes, vehicle fuel dispensers, or the outdoor display of garden and landscaping materials when appropriately screened, when approved as a conditional use by the Board of Zoning Appeals or as part of an application for a special use . 3. Construct no new residential structures unless they are integrated in mixed use buildings. 4. Lighting. a. Exterior lighting fixtures must be shielded wherever necessary to avoid casting direct light on any property located in a residential district. b. Avoid creating glare that may create a hazard for traffic on any public street.

115 B-4 Central Business / Mixed Use District A. Intent. This district is intended for retail sales and service businesses. May include 1- to 3-story buildings with housing and offices on upper floors and ground floor retail and service businesses. B. B-4 Permitted Uses. 1. Any use permitted in the B-3 District. 2. Department stores. 3. Residential structures integrated in mixed use buildings, which meet the parking requirements of Section 6-101B1c of these Zoning Regulations. C. B-4 Special Uses. 1. Any special use allowed in the B-3 District, except for B-4 permitted uses. 2. Other special uses not otherwise specifically listed as a permitted, special or conditional use, but which are in keeping with the intent and compatible with the permitted uses of the B-4 zoning district. D. B-4 Conditional Uses. 1. Any conditional use allowed in the B-3 District, except for B-4 permitted uses. E. B-4 Use Limitations. 1. All business establishments must be retail or service establishments dealing directly with consumers , which includes internet sales.

F. B-4 Zoning Lot Size Requirements. 1. Minimum zoning lot area : 10,000 square feet. 2. Minimum zoning lot width at front building setback: 75 feet. 3. Minimum zoning lot depth : 100 feet. 4. See Zoning Regulations Section 3-102D) for zoning lot depth to width ratio requirements. G. B-4 Bulk Regulations. 1. Maximum structure height : 65 feet. 2. Yard setback requirements:

a. Minimum front yard setback: 35 feet. b. Minimum side yard setback: 10 feet. c. Minimum rear yard setback: 20 feet. 3. Maximum zoning lot coverage : 30%.
